First-Time Buyers (pt. 4)
CLOSING COSTS! The nasty, scary, surprise line items that pop up just when you think you're finished buying your home. What are all of those fees, which of them are YOU (the buyer) responsible for, and how much $$ should you budget for them? Let's dive in!
In addition to the final purchase price of the home and the negotiated real estate broker's commission, you (the buyer) will typically be responsible for the following items at the closing table:
-Title Insurance: This is a search of public records for the condition of the title and any legal encumbrances on the title that could make it non-transferable. Most lenders will require an up-to-date *lender's title insurance,* but in order to protect your interests as a buyer, it is highly advisable that you obtain *owner's title insurance.* You DEFINITELY don't want someone knocking on your door in a few years to lay claim to your home over a title dispute!
-State intangible tax on NEW mortgages: A state requirement for Florida, this tax is NOT re-applied to previously recorded assumed mortgages or purchases subject to an existing mortgage. The rate as of now is two tenths of one cent ($.002) per dollar of debt.
-State documentary stamp tax on new and assumed promissory notes: Another Florida requirement, this tax will cost you $.35 per $100, on the face value of the promissory note. A simple formula to help you calculate (courtesy of the 41st edition of Florida Real Estate Principles, Practices and Law) : each new or assumed loan amount / $100 = # of taxable increments (round up to whole number) and # of increments X $.35 = cost of documentary stamps on notes
-Recording of the deed and recording of the mortgage: Many of the legal papers signed at the closing table must be recorded to give constructive notice of new ownership and debt status. The general rule is that the buyer and seller each pay for the recording of the documents that benefit them. As the deed and mortgage are documents that affect and assist the buyer, you will be responsible for paying to record them.
-Preparation of mortgage and note: Following the same guidelines as the last point, you will pay for these documents as they benefit you, while the seller will pay to have the deed prepared.
-Your attorney fees (if applicable)
***NOTE: Several of these items are negotiable, meaning that you may be able to have the seller pay for some of them! Consult your real estate agent for details.

First-Time Buyers (pt. 2)
Alright folks, try to avoid whiplash as we SNAP back to reality for part 2! I hope you had a fun time researching the market.
Now here's a truth bomb:
** It's important for you to know that you can have your dream home. ** There, I said it. It may seem cliché, but knowing that your goal is attainable is half the battle. Don't believe me yet? Let's talk $$$ to get some perspective.
An average downpayment is about 20% of the total price of the home. So.. a $200K dream house, for example, means roughly a $40K downpayment. If you aren't on a time crunch, then divide that by the amount you can save toward your goal per month, say $1K. Using these figures, YOU'D GET YOUR KEYS IN ABOUT THREE YEARS!! It can be done, folks - Let me help you plan for it!

First Time Buyers (pt. 1):
As soon as you read the title of this post, some of you rolled your eyes and thought, "Yeah, right.. I wish." Some of you felt a sharp, piercing pain coming from your wallet, precisely the same distinct pain you felt when you bought your first car, saw your first student loan bill, or actually had to pay for your OWN groceries for the first time (have you SEEN nutella prices?!!). If that's you, then okay, fair enough. Buying a home, ANY home, is expensive. It's the largest investment that many of us will make, and one of the most important. Nobody's denying that.
But before we transition to fetal, join me in taking a step back from the dollar signs (we'll come back to that later) and just think about... that's right... your **dream home**... Just for a second, try to think in idealistic terms. If finances, paperwork, or whatever else you feel is holding you back were removed from the equation, what would your dream home be like? Would you live in a gated community that's close to your children's school or your workplace? Do you like a bustling cityscape right at your front door, or are you at home in the quiet countryside? How many floors would you like? Garage or carport? Imagine the kitchen cabinets, the flooring. Think about landscaping and amenities. Do you want a large house you can grow into, or a cozier home that has just enough space for what you need? Are you getting ready to retire and downsize, or are you just getting started? If you don't currently live in a community you're in love with, then have you visited a neighborhood in your city that fits the profile for what you're imagining? If not, then ask yourself if you'd be willing to leave your current city. Envision it. If you feel inspired, you can even write out a list of features you would love to see in your someday-home.
Now that you've got a rough idea of what you're looking for (and 'looking for' doesn't necessarily mean 'moving tomorrow,' so rela # # #), it's time to do a TON of research. This can also be fun! Jump online if you've got a few minutes free now. Check out homes in a few cities that you're curious about. You can google something like "4 br 3 ba Homes in Tampa for sale" and go fishing for websites on your own, or you can go for the tried and true: www.realtor.com , www.zillow.com and www.trulia.com are some of my favorites. Again, this doesn't necessarily mean you're boxing up your life next week and jetting off to who-knows-where - It means that you're researching the types of homes that fit the criteria of your dream home. It's prudent to familiarize yourself with the market BEFORE you're pressed for time. Check out prices. Pay attention to how long the properties have been on the market. Did the asking price suddenly drop or rise? When was the home built? You want to have a concept of the average price for a home like you're envisioning.
