August 2024 Tucson Residential Housing Statistics.

Median home price $350K down from $365K
Average home price $408K down from $438K
DOM 27 (Days on Market) same as July
3.53 Months of Inventory up from 3.15 This is a significant monthly increase!

The Tucson Residential housing market is showing signs of a declining market since July, overall it is still a fairly neutral market. However, with both median and average sales price decreasing, with the increase of inventory and favorable rates, it is starting to feel like a buyer’s market. Our housing market tends to slow down this time of year. The DOM remained the same at 27 days on market and our inventory is rapidly accruing from 3.15 to 3.53 months of available inventory.

Current mortgage interest rates are between 6.15%-6.25% on a 30 year fixed. The FED is set to announce Tuesday 9/17/24, they are expected to cut the rate. The current mortgage interest is already priced to reflect a .25% FED rate cut. However, with inflation and recession fears, it is not a guarantee the FED reduces the rate. If they do not, look for home mortgage rates to increase. For those looking to refinance, talk with a local mortgage broker. The general rule is if you can save 1% on a 30 year fixed and you plan to be in the property for at least 2 years, time to refinance. If you are thinking about making a purchase, the first thing we should do is get you pre-qualified with a local lender. Next, start a relationship with an experienced buyer’s agent.

This leads me to the next major change that has occurred from the NAR settlement. The buyer broker employment agreement.

Before any licensed Realtor may show a property, we must have a signed AAR (Arizona Association of Realtor) Buyer-Broker Exclusive Employment Agreement or AAR Buyer -Broker Agreement To Show Property before showing any homes. As a 3rd Generation Realtor, I can attest this is a major change for our entire industry. For those that have worked with me know, I have always utilized the buyer broker agreement, signing clients once they were ready to make an offer. In the past, there was no better way to turn off a potential client than to demand they sign an employment agreement with me, before we even start viewing homes together. The good news is ALL REALTORS have to use it, making it a level playing field. When potential buyers baulk at signing it, that is ok. They will soon find they will have to sign to view properties. Or they can try to navigate the purchase as an unrepresented buyer. Some are predicting an increase of unrepresented buyers, however buyers have always been able to represent themselves. Just like I could represent myself in court, though I am sure I would not like the outcome! More to come on this in future monthly updates.

The average household income in Tucson is $60K, the median home price is $365K. This makes it difficult for the average Tucson home buyer to purchase a home, especially when interest rates were over 7% in the past year and half. We still do not have enough inventory, mostly due to the fact many home owners are not selling their home(s), locked in at or below 3% interest rates.

The Tucson Residential housing market stayed about the same for the month of July, it remains a balanced market. Our housing market tends to slow down over the hot summer months. Home prices stayed about the same, the DOM increased from 21 to 27 days on market and our inventory is slowly accruing from 3.11 to 3.15 months of available inventory.

The 30 year fixed mortgage rate for good credit is around 6.5%, we enjoyed a slight dip Monday to 6.25%. The FED is expected to announce a rate decrease in September, I believe that is already baked into our current 6.5% mortgage rate. IF they do not lower the rate or it actually increases, look for mortgage rates to go up.
For those looking to refinance, talk with a local mortgage broker. The general rule is if you can save 1% on a 30 year fixed and you plan to be in the property for at least 2 years, time to refinance.

Happy Abe Lincoln Income Tax Day!

Did you know, on August 5th 1861, Abraham Lincoln enacted America's first-ever tax on income. Strapped for cash to fight the Civil War, Lincoln had to raise funds somehow, and he checked with multiple cabinet members to ensure he had the legal authority to collect a tax on income. Sure enough, the idea passed and the Union went on to win the war.

The income tax was struck down by the Supreme Court once the war was over, of course--so if you're wondering who to blame for your taxes, that would be the 16th amendment, ratified in 1913. Still, we wouldn't have the progressive tax system we have today if it weren't for old Honest Abe.

Fun Fact: The tax was only 3% and anyone who made under $600, or the equivalent of $16,000 today, didn't have had to pay.
