This is the latest monthly market report for Vero Beach! This report compares February of this year, to February of last year.
On the barrier island, the number of closings stepped up from 36 to 45. The median sale price went from $740,000 up to $1.2 million, that is a 62% increase.
To begin March, there are almost 400 active listings, amounting to a 12 month inventory. For context, anything over a 6 months is considered a buyer’s market. Part of this can be attributed to the typical seasonality of our sales cycle of a slowdown over the holiday season compounded by many sellers listing their homes at the beginning of the year. Buyers will have plenty of options to choose from and sellers will have to deliver above average value otherwise their homes won’t sell.
On Vero Beach’s mainland, the number of closings decreased by 11%. For values, the median sale price is currently $369,000, up 9% from last year.
To begin March, there is a 6 month inventory which is balanced between buyers and sellers.

This is the Vero Beach market report for the year 2023.
For Vero’s barrier island, the median sale price was $1 million, which is basically unchanged from 2022. The number of closings was 532, showing an 8% raise from last year.
The market conditions as a post-boom, recovery in 2023 and 2022 were clearly similar. We have a different story compared to the boom year of 2021. From then, market values are up 27% and the number of closings is down 45%.
For homeowners consider your value increased dramatically and has plateaued. For the buyers who were waiting for prices to come down, the market has not shown that.
As we start 2024, the barrier island is supplied with a 7-month inventory of available listings. Buyers will have plenty of options to choose from and sellers will still need to compete and deliver good value in order to sell.
On Vero Beach’s mainland, the median sale price is $353,000 which is up 5% from last year. The number of closings increased 11%. Much like the barrier island, the past two years remain in a post-boom recovery. The significant change would be comparing 2023 to 2021, showing median sale price up 28% and the number of closings down 32%. To summarize, pricing is stable, despite the number of closings dramatically slowing down.
Inventory to start 2024 is a 4 month supply, which is considered a sellers market. With the consensus that interested rates will come down in 2024 which will bring about more buyers, mainland homeowners can be optimist on values for the next year.
