TLDR: The article I posted below addresses some of the myths about the recent NAR lawsuit that supposedly will allow sellers and buyers of residential real estate from paying a lot of money to real estate agents and fixes everything.

This NAR lawsuit has pretty much been the number one item of discussion that has come up since the news dropped. I've seen very little mainstream news coverage that has even slightly gotten the information correct, and the general picture that has been painted is 1)real estate agents have made too much money for doing too little, 2)finally sellers will now be treated fairly and won't have to pay both sides of the transaction's compensation for representation of the principals, 3)buyer's will benefit, 4)home prices will come down -- which is silly. I get it... there are a LOT of people who think that the job of a real estate agent is unnecessary, that we make too much, and that everything would be better if we were not involved. But there are a lot of people who who believe a lot of things in this world that don't turn out to be accurate and this is one of those things. I've been helping people to buy and sell residential real estate for a long time and the challenges of doing so have remained filled with frictions that don't easily address themselves without the seasoned professional "intermediary" that helps the transaction conclude smoothly and ideally without lawsuits. There may come a time where those frictions can be dealt with using AI and Web3, but as of 2024... professionals in the real estate industry still have relevance. There is a lot of buzz in the industry about how this NAR lawsuit is going to affect our real estate processes moving forward. I was out in Oakland last week for a friend's funeral at the Greek Orthodox Church, and posted a beautiful shot of Oakland's skyline from the hill, but I was a little disappointed with the comments being focused on the negative sentiment around Oakland... I get it... our economy on the whole in the US has been going through rough times, and our local bay area cities feel it especially due to our high cost of living, and Oakland has definitely not escaped the effects. On that note, there are still close to 430K+ people that live in Oakland and it is a very dynamic city beyond the urban challenges that one might encounter in parts of the city. I was on a walk with my daughter's Girl Scout troop over the weekend to look for the lady bugs in Redwood Regional Park, and I recommend anyone who is just focused on the negative aspects of any of our bay area cities to consider that there are always positive elements that hopefully balance things out, at least in part. Go see some lady bugs while they are there. Pretty freakin' neat!

I was googling "Zabarte" to see if I could find more family relatives today because my last name is Basque and is unique to our family line, and a couple things came up that I haven't thought about in some time... one was an article from a Tahoe local news station that chronicled my car wreck from 23 years ago when I was young man and how I was at fault for getting T b***d and got all busted up and had to be airlifted to a trauma center. That was trip to read about. The other thing that came up was an interview I had from a few years ago that I think still sums up my approach to real estate. Sometimes all cash doesn't always win... I'm so excited that the young couple that I'm representing in a purchase were able to use their Veterans Administration lending option (which allows for 100% financing on an offer to purchase) were able to beat out an all cash offer on a townhouse purchase. It doesn't happen all the time, but it can happen because I find if there are sellers that have a soft spot for our military members they would often prefer to see those buyers make the purchase. With the right lender the fact that a 100% financed loan is being used won't be a stumbling block provided the right lender is used, and I have several that are great resources. If you are a veteran thinking about making a purchase, or if you know of someone that would qualify and they need some insight into the process please hit me up.

I've been spending waaaaay less time on Social Media/FB since it got so toxic with manipulated algorithms etc., but I'm starting to ease back into it. I thought I'd start here with some shameless self promotion since I haven't been paying for any advertising or lead generation platforms. I'm encouraged to see that I still make the cut for getting the 5 Star Professional recognition, but I don't want to deal with going through their process to get published and promoted, so here is my screenshot just to verify I am still a hard working professional. We've had a recent uptick since the start of January in real estate activity, so I'm sure that there are folks out there that are thinking on whether they should pull the trigger on buying or selling while we have some opportunities... I think a lot depends on area, price point, individual situations and it is mixed as to heat levels in the SF Bay Area and the surrounding communities. Some homes sitting on the market for months while some new inventory is getting snatched up with multiple offers again. I'm happy to have a conversation to help anyone understand what the current challenges/opportunities/pitfalls are if my 18 years of experience can be of value.
