I have been on a mission for a while. We have a do nothing Congress and the National Association of Realtors is under fire after burning through two Presidents and a CEO in the last six months AND losing a landmark court case. But what people don't understand is that the NAR is the second largest lobby in the country. Want a win for Congress, the NAR and the American people? Eliminate capital gains on the primary residence of anyone over 55 years old. Boomers don't want to clean those big homes any more or take care of those huge yards. Those sellers, who are also buyers, have not been in the market in great numbers with all of the capitulation in the mortgage rates. I guess you could argue foreclosures are starting go increase. I think you'd have to be a contrarian to take that position. There is so much equity in the market right now that from what I'm seeing, the foreclosures are from reverse mortgages where the mortgagee passed away and the family sat on the house and did nothing for the entire year they had to sell or refinance out the reverse mortgage. I've seen this happen and it's heartbreaking to me. The heirs are paralyzed and fail to make good decisions to protect what their loved one built in their life.

Putting the "Median Home Price" Nonsense to Bed - Once and For All The median home price is very misleading because it is easily skewed by the overall price mix of homes sold.
This is an excellent tool explaining what's going on in today's market put together by Appraiser Anthony Young. More importantly, while it shows a little slowing in our market, it does not show anything that resembles a bubble or a crash. The blue columns represent the adjustment "per month" to the age of the comparable sale. So if your neighbor's house in Walnut Creek 94596 sold for $1,725,000 last August, you'd adjust +.64% per month for five months.
