Will it Crash or Boom? 🤔
It’s a smart move to want to know what’s in store for the Housing Market before diving in. 🏠
Here are my predictions for 2022. 🏠
🔸 For home buyers, you’ll have much to look forward to in 2022 as the inventory of homes for sale is finally on the upswing. 🙌 Still, the market will remain competitive, particularly for those looking for starter homes. Competition means having to make quick decisions in order to win offers. 💪💪
To navigate these waters, it’s important to carefully consider your budget and hone in on a list of must-haves.
🔸 For homeowners that are ready to sell, you’re in a good position, as we are in the midst of a seller’s market, meaning the seller has the upper hand. 🙏🏻
Demand is high, and with supply still low, sellers can set their prices higher. 💵💵
🔸 Expect to see bidding wars on many homes, especially as the market heats up during Spring & Summer. 👪🏠
🔸 Of course there’s a lot more to the market than noted above. No matter if you’re a first-time buyer, renter, seller, or investor it’s normal to have questions and concerns.
That’s what I’m here for. Send me a DM and let’s chat about what’s holding you back. 🥰
New Year Resolution – Become a Homeowner!
What an amazing goal, Go You!! Now that you’ve set your goal, it’s time to start taking the right steps in order to achieve it!
I know it can be overwhelming just thinking about everything that’s involved in home buying and where to start, so I’m going to share some must-know steps to help you start putting things into motion!
🔸 Improve your debt-to-income ratio (DTI)
Paying down debt and asking for a raise are two ways to improve your DTI, which will help improve your FICO score, lower the interest rate on your mortgage, increase the amount banks are willing to lend and increase the amount you’re able to save for a down payment.
🔸 Save for more than just your down payment
Cut expenses wherever possible so you can save for homeowner expenses other than your mortgage, like home upgrades, lawn services and landscaping, new furniture, and more.
🔸 Start shopping around for mortgage loans
Price-compare and try to negotiate lower rates and better terms. As a first-time homeowner, you may also be eligible for first-time home buyer programs, which can lower your down payment, closing costs, and other fees.
🔸 FInd an agent that’s familiar with the neighborhood you want to buy in
Having the right real estate agent on your side can make all the difference when buying a new home, especially if it’s your first time. Don’t underestimate this step!

Multiple offers on your home?
If your home receives multiple offers, it can feel very overwhelming. Especially in the hot-selling market right now, multiple offers have been very common!
It’s important that you know some key things to look at when comparing offers
🗝 Financing terms
🗝 Appraisal Gap Guarantees
🗝 Inspections
🗝 Contingencies
🗝 Possession Date (With me as your agent)
I can guide you through each of these across all the offers and discuss the benefits and disadvantages of each. Offers are more than just the money amount on them!

Owning vs Renting | Tip 2 – pros of Renting
The question that often stirs up a debate: Should I buy or rent? ?
Here are some things to keep in mind as you weigh the benefits of renting.
Reasons to rent:
✅ More affordable: You don’t pay property taxes
✅ Absolved of upkeep: While you may not be able to update or personalize your living space, your landlord is likely responsible for fixing things like leaky faucets.
✅ Relocating can be easier; if you think you might move cities or change jobs in the near future, you have less responsibility for leaving a rental.
Still unsure of which one is the best fit for you? Reach out and we’ll discuss which one makes a right fit for your lifestyle.
Owning vs Renting | Tip 1 – pros of owning
The question that often stirs up a debate: Should I buy or rent? ?
Ultimately, this answer comes down to personal preference, however, there can be big differences between the lifestyles of renters and homeowners.
Here are some things to keep in mind as you weigh the benefits of owning.
Reasons to own a home
✅ Owning your own home comes with the flexibility to make any changes to it. You can customize or update your home with renovations. However, repairs and maintenance are your responsibility.
✅ By building equity (the market value of your home minus what you owe on it), through proper maintenance and renovations, your home value can rise over time.
✅ Great Investment: Pay off your home and you’ll have a guaranteed asset
Still unsure of which one is the best fit for you? Reach out and we’ll discuss which one makes a right fit for your lifestyle.
Is the housing market going to crash anytime soon?
I get asked this question all the time and truthfully, it’s hard to be 100% accurate. The market can fluctuate randomly. In my professional opinion, I don’t think so! The demand for homes will be around for a while. The frenzy over homes that I’ve been seeing will probably even out but not crash.
Here are the top reasons I feel the housing market won’t crash:
✔️ Prime Rate Remains Steady
The Fed has already announced that the prime rate will remain close to 0% throughout 2022.
✔️ High Lumber Prices Keep Building Rates Low
It’s too expensive for builders to build like they were. This means less Inventory in the market. When there’s less inventory, but plenty of demand, it keeps pricing rising like they have been this year.
✔️ Demand is Still High
As long as the demand for housing is still high, the market won’t crash. It’s when the supply greatly exceeds the demand that prices start to fall and sometimes even plummet.
NATIONAL DAY OF SERVICE AND REMEMBRANCE
America, the land of the free because of the brave. To all of our service members who sacrificed and continue to sacrifice for the greater good, thank you!
We will never forget the suffering felt on 9/11 and we will always stand strong together, remembering those we have lost, those who have given their lives, and the reason our country is so great because we stand united.
How do I prepare the property to sell?
A seasoned real estate professional, such as myself, possesses the expertise and experience to successfully guide and advise you what home improvements, if any, to invest in prior to listing your property for sale with the goal of maximizing your property’s value.
🔸 A resourceful realtor should be able to refer other service providers that may be needed: An inspector, handyman, painter, landscaper, stager, photographer, etc.
🔸 An inspection, prior to listing, will point out any issues that need to be addressed.
🔸 You will be advised whether or not to proceed or leave certain repairs for future homeowners.
With that said, Any improvements you do make, I will do my best to get you a 1:2 ratio. So for every $1 you spend, my goal would be to get you $2 back

*** ALTERNATIVE CAPTION
If you’re spending the remainder of the summer preparing to sell your home, here are 3 main things you may want to focus on:
✔️ Remove clutter
Get rid of unused items, and any other things you’re ready to part with
✔️ Repair
Repairing items can help your home present to sellers better
✔️ Renew
Fresh coats of paint, deep carpet cleaning, and organizing items in a room can make a huge difference.

Buying a house in a competitive market
The home buying process can be confusing and complicated — especially if it’s your first time around the block 🏠
If you’re planning to buy your first home soon, here are my winning tips to help you stay on track in this Competitive market:
🔸 Do Your Pre-Approval Homework
🔸 Know Exactly What You’re Looking For
🔸 Be Faster Than Everyone Else
🔸 Be a Nice Buyer
🔸 Think About Contingencies
🔸 Get The Right Agent (ME!) to guide you
WHAT DO HIGHER PRICES MEAN FOR SELLERS?
Sellers! the demand for homes right now is higher than the current supply, making it a competitive market for buyers.
🔸 To get the best price for your home, work with an accomplished realtor (Me!) who truly knows your market!
🔸 Make certain to sit tight for the right offer. Some buyers may attempt to gut punch you with a low number. In the event that you’re not in a rush to move, sit tight for an offer that gives you the most benefit.
Chances are prices are consistently climbing in your area. Why not take advantage and sell your home for top dollar in this market! Remember, nothing moves upward forever. Markets can shift surprisingly quickly from seller’s to buyer’s markets if prices rise too high and too fast, or if so many homeowners in your area try to sell at the same time that supply starts to exceed demand.
Interested in listing your home for sale? Let’s talk!
WHAT DO HIGHER PRICES MEAN FOR BUYERS? If you’re going to purchase a property in this steeply-priced market, you actually need to discover out how much house you can absolutely afford.
Here are 5 tips that could help you feel more confident about buying your dream home:
🔸 Save at least a 10–20% down payment.
🔸 A 20% or more down payment helps you keep away from PMI. Anything less than 10% down might slightly increase your interest and fees.
🔸 Limit your property payment to no more than 25% of your month-to-month take-home pay.
🔸Be sure this payment includes principal, interest, property taxes, homeowner’s insurance plan, and if your down payment is lower than 20%, private personal loan insurance plan (PMI).
🔸 Finally, crunch the numbers yourself with a loan calculator and find out a monthly payment you can afford.
Call or text me with any questions you may have .
HAPPY MONDAY !!
Do you have a 30-year mortgage loan? Refinancing your mortgage into a shorter loan term such as a 15-year loan can obviously speed up the payoff process by half. The upside to shorter mortgage terms is lower interest rates, which inevitably saves you money, spend to save!
In actuality, despite popular belief,
🔸 A 15-year loan monthly payments are not double that of the 30-year mortgage loan as the 15-year loan has a lower interest rate attached to it.
🔸 There is also a middle ground to a 15 and 30-year mortgage loan, which would be the 20-year mortgage loan. Making monthly payments a bit more manageable with the same benefits of a lower interest rate and faster payoff!

Happy Thursday everyone, the weekend is almost here. What are your plans ?
So, what does low inventory really means to you? Simply put, you should be on top of your game when you go house hunting because chances are the best homes will probably be grabbed up quickly. Toward the beginning of spring ’21, most homes sold around 20 days quicker compared to the previous few springs. That doesn’t leave a lot of time to falter over your home hunt.
In the event that you need to track down a decent home in this thin market, here’s what I recommend:
🔸 Penance a few needs
In the event that you can’t discover the house you need, surrender some “pleasant to-haves” for your “unquestionable requirements.” Find the most economical home in the best neighborhood you can manage and redesign over the long haul.
🔸 Extend your inquiry
Consider the possibility that the area where you’re intending to purchase is excessively serious. You may be shocked at the diamond you can discover in a less mainstream area.
🔸 Get pre-approved ASAP
Getting pre-approved for a home loan before you go house hunting is an absolute necessity in any market. However, in a market with a particularly restricted home inventory, a pre-approval letter from your lender will position you as a strong candidate, ahead of other buyers.
🔸 Working with a realtor (Me!) who is an expert in a specific area of your interest is the most ideal approach to track down a home that accommodates your financial plan and way of life.
