Ok, so maybe we’re suckers for a zigzag roofline. Though the original design is from 1962 by Donald Wexler and Ric Harrison for the Alexander Construction Company, today, it looks as though it has jumped straight out of the pages of the original home brochure. Talk about a time capsule!

SOLD | Some of our clients prefer privacy. The Modern Living LA Group just sold a gorgeous Spanish Mediterranean home off market for our clients. They decided to test the market with an aspirational price on Compass Private Exclusives. When discussing a strategy, the seller had a certain price in mind. However, we recommended a higher price since we were soft-launching the home before it was fully market-ready. We were able to achieve that higher price for them. In this case, it only took one buyer to walk thru the house before making an offer. Our client was thrilled with the outcome and by selling off market they eliminated additional costs such as staging and painting.
If you're considering selling and want to explore the option of testing the market privately, we’d love to start a dialog and share how we've successfully managed that for others. DM or call us: 310.622.0312. Discover how Modern Living LA can make the difference for you!

There should be a Jeopardy question: Frank, Lloyd or Eric? Well, the answer for the Ross House at 2371 Cove Ave is Eric Lloyd Wright, son of Lloyd Wright, and, of course, grandson of Frank Lloyd Wright. With the neighboring Neutra Colony in Silver Lake, this home’s local is ideal. Our opinion is that Eric took modern in a sophisticated direction with clean lines, offsets, angles and reveals. The home is stunning with a nice grassy yard and views of the reservoir. And with the restoration already complete, you don’t have to waste years of your life stressing over supervising a renovation.

When we first saw this property back in 2012 it had been in the same family since it was built back in 1967. The home was designed by architect Richard Stoddard, a graduate of the USC school of architecture, for a Los Angeles Commissioner, philanthropist and developer, Mike Hollander. When it came on the market, there were groovy original features including a central vacuuming system. Just plug in the portable vacuum hose into the wall receptacle in each room. Who’s got time to roll a vacuum from room to room? The home was a custom Japanese inspired mid century modern home with a koi pond and lily pads. This luxury home was built for a family with means. At the time of the previous listing, Jeremy Renner snatched it up for a cool million over the asking price. In addition to his acting credits, Jeremy was known at the time as a house rehabber. This property, however, was too good to let go and he kept it for himself.
The property is set on a private cul-de-sac in the Nichols Canyon area of the Hollywood Hills. The home is tucked away off the street and behind privacy gates. The 57,000+ square foot lot allows for ample indoor and outdoor living. While the finishes have been modernized, there is much to the original design that makes this house exceptional. The ceiling in the post and beam living room is exceptional in height. The clerestory windows are at time as large as the primary glass. We’re reminded of an extraordinary luxury hotel in a tropical location meant to impress with volume and space. If you’ve ever dreamed of waking up in a luxury tree house, wait until you see the primary suite. The bar can be approached from inside for the evening cocktail or saddle up from the outside after an afternoon dip in the pool. The stunning swimming pool meanders around the backside of the house under walkways and rock formations. Plenty of mature lush landscaping accent the grounds. Maybe the next setting for the White Lotus?

We’ve seen plenty of Rudolph M Schindler residences that are a bit reserved in their curb appeal. However, the 1941 post and beam Rodriguez House can’t wait to show off its architectural grandeur. The front facing wood trusses jutting out and supporting the roof are integral to the visual design of the house and set the tone for touring the rest of the home. Just off an idyllic drive in Glendale, the property is blanketed in gorgeous mature landscaping that nestles the home quite well. The current owners appear to have done a nice job in stewarding the house during their tenure here. Original lighting fixtures and built ins are prevalent throughout the house. There is some gorgeous metal work done by the sister of June Rodriguez which trim the fireplace and appear in other moments around the home. Even though the pool is mostly shaded as it sits under an overhanging tree, it kind of feels right, peaceful and pleasant. This property is a City of Glendale Historic Monument #24 and is currently under the Mills Act.

Ever heard of business in the front and party in the back? Scroll through the pictures of this Silver Lake architectural home by Fritz Haeg and it’ll become quite clear where this saying may have originated. From the street, this home appears to be an elegant modern home with smooth stucco and gorgeous wood paneling. Step inside to find a designed color scheme that would make Pantone proud. Green, pink, yellow, lavender and blue all make a substantial appearance as we wander (or we could easily say wonder) our way through the rooms. Curves play a large role in the architect’s design, curved walls, domes ceilings, archways and seating all organically wrap their way around the house. And, yes, for you mid-century aficionados, both plywood and cork make appropriate appearances as well. The rear facade has a cut out experience, some say it’s reminiscent of a rocket ship. We’ll stick with ocean waves curling their way to a sandy beach. The infinity pool overlooking Silver Lake is a cap to this intriguing architectural home.

It’s true that Los Angeles offers a myriad of housing options. It’s also true that most homes can be out of reach for the average Angelino. So, when we see a great 3-bedroom unit in West Hollywood’s Hayworth Gardens, we take notice. At almost 1,800 square feet, this property can substitute for a single-family residence in many ways. It’s well-appointed with an updated kitchen and nice finishes. In the heart of West Hollywood, it’s moments from the Sunset Strip or all the action around Santa Monica Blvd. We often get clients who want a lot of charm and want to be “close to everything”. This property fits the bill. If something like this is what you’re looking for, give us a DM.

Ever wonder what a Dr Seuss building would look like if it came to life?
Well, Dr Suess is kind of responsible for one of our favorite buildings by William Pereira. Audrey Geisel, the widow of Theodor Geisel (aka Dr Suess) donated the money to build one of Pereira’s most interesting buildings, the Geisel Library at UC San Diego. This brutalist structure looks like it popped right out of one of Suess’s books.
In 1963, William Pereira became one of the rare architects to don the cover of Time magazine. With achievements of assisting with the master plan for LAX and the city of Irvine in Orange County, he’d achieved renown status for being not only an architect of many hats, he pretty much wore all of them. He designed and built structures ranging from single family residences to museums to amusement parks to movie theaters and movie sets to a World’s Fair and to an entire city master plan. While the Transamerica Pyramid in San Francisco is one of his most well known, there are countless structures here in Southern California attributed to him and his firm. The L.A. County Art Museum and the several buildings at UC San Diego, USC and Loyola Marymount are just some of the structures dedicated to art and higher learning. Oh yeah, and there’s the space age looking Theme Building at LAX that he designed in a proverbial “supergroup” collaboration of architects: Paul Revere Williams, Charles Luckman, Gin D Wong and Welton Becket.

William Pereira Architectural Home is a headline we rarely see. The last single family residence I can remember designed by the luminary was the Chatsworth residence of Dora Hutchinson built in 1951 (later owned by Frank Sinatra). Pereira was a pillar in the commercial world of mid century architecture. So, to see the home he designed for himself at 135 N Rossmore in Hancock Park to hit the market, we were thrilled. We understand this house is going to need lots of love to either bring it back or move it forward to a restoration it deserves. But it sure has some lines doesn’t it?
