The goal of a buyers agent is to assist in getting you from prequalified to closed. It may seem simple, but it’s a mighty task.

Agents in the state of Ohio must complete 90 hrs to obtain their license, under go a series of state & federal background checking, & then have 50 hrs of continuing ed in their first 3 yrs. So expertise is important.

It’s not just a Real Estate Agent who brings you to the closing table. A lending team, title company, home inspector, appraiser, often times contractors in various trades, insurance agents, and sometimes even attorneys are involved to make a contract happen. But really if you’re considering buying a home right now, especially as we go into the last quarter of the year here is a good Tuesday food for thought for ya…

The market is slowing down as we enter into the winter & holiday season (generally speaking ofc).

You’ve probably thought to yourself… “I’ll wait till home prices drop. Or the interest rate drops”. And it’s possible that sometime next year, interest rates may take a dip( & historically they do in election years). And that would be awesome, right??

Idk, it depends how you look at it! As far as I can tell, when interest rates drop, the demand goes up and that means so do home prices. Waiving appraisal gaps and home inspections become “the best way to buy a home” and truly, the only way sometimes and in some areas.

So although the interest rate “have dropped”, you’re often times paying more while getting less.

If you’re considering buying a home, now is a GREAT time to minimize competition, negotiate seller credits, maybe get some repairs done, and refinance that baby when rates drop again.

As the famous Dave Ramsey always says “Marry the house, date the rate”.
