They look at your GROSS monthly income and your monthly debt obligations for debts such as personal loans, car loans, student loans, and minimum payments for your credit card bills.

Take your monthly debts and divide it by your monthly income and you'll get your DTI.

The DTI is important to understand because it can help you understand what your approved mortgage payment will be.

Some loans will allow only up 50% DTI, including a mortgage payment.
