Ever wonder what impacts your interest rate? While the market makes a large impact on rates, other factors can also impact what interest rate you can expect. Check out the factors that impact your interest rate, then let me connect you with a trusted lender to get your home buying process moving!
Buying a home is a significant financial commitment, so it's essential to be well-informed and prepared before applying for a home loan. Any changes that would impact your credit should be avoided for some time before and during the entirety of your home-buying journey. Don’t risk securing a great loan and rate!
When house-hunting, focus your attention on the permanent details such as location and layout. These are key elements that either cannot be changed or will be expensive to modify. In addition, keep in mind that minor cosmetic issues such as carpet, wallpaper, and paint colors can be changed easily and economically to suit your own style.
As a real estate professional, I've seen firsthand how a clutter-free home can create a sense of peace and harmony during the home selling process. Ready to declutter and let go of what no longer serves you? Take the time as you pack for your move to sort through your items and donate/get rid of anything you don’t use! It will make your move-in that much smoother.
Rain or shine, cold or warm, I am ready to sell your house. While some seasons may seem more active in the market, that doesn’t mean there is a time of year when I’m not ready to help you sell. Let’s get that “For Sale” sign in your yard!
Setting the right price is the single most important decision you'll make when you decide to sell your home. One of the most effective ways to sell your home fast is to price it competitively. If you price it too high, then your home will likely spend more time on the market. A great agent will help you decide on the best price for your home to ensure it sells as quickly and as profitably as possible.
What are you not willing to compromise on when it comes to your home search? While we do everything in our power to find a home that you don’t have to compromise for, sometimes you may need to have some wiggle room in your choices. What feature are you not willing to go without?

Closing costs are fees and expenses incurred during the closing of a real estate transaction. These costs, like lender fees, title fees, and attorney fees, are typically paid by the buyer but can also be negotiated to be paid by the seller. Pre-paids are expenses that are paid in advance at the time of closing to cover certain ongoing costs related to homeownership. These expenses, like property taxes or homeowners insurance, are typically prorated and paid upfront to ensure there are sufficient funds for these expenses.

Now that you’ve got your house listed, it’s time for your first showing. The first step is similar to preparing for listing photos and videos: you want to make sure everything’s clean. Make sure you declutter and get rid of as much as possible. Depending on your comfort level, you may also want to de-personalize your home. If you don’t want your children’s photos in your house, now’s the time to take them down. Make your house feel big by allowing as much light in as possible. Before the showing, make sure when you’re leaving your house that you have all the window blinds open and all the lights turned on.
Comfort is key when it comes to open house or home tour preparation this time of year! There is no need to overheat your home, but it helps to keep your house at a comfortable temperature during a home viewing. Take this time to show potential buyers just how cozy your home can be.
Buying your first home may be a little scary, but being informed can be the difference between being blindsided by costs you don't expect and being in the know! Buying a home is more than just the purchase price. When you buy a house, you should expect to have a few expenses - to include your down payment (if required for your mortgage type), your closing costs, and any moving costs. If you have bought a home before, what expenses came up that you didn’t expect?
Have real estate questions? Ask away! While a quick online search may give you some insights, it is my job to have the most up-to-date information on the market and I would love to help answer all your questions. Comment below or send me a message so I can help you on your real estate journey!
If you’ve already filled out a mortgage application and received a mortgage loan pre-approval letter — congrats! Getting pre-approved shows a seller that your financing is in order and you’re serious about purchasing a home. But how do you use that letter and how long are preapprovals on mortgages good for until they expire? Let’s find out.
1. Pricing too high - the key to getting the best price and terms for your property is to price accurately.
2. Not prepping your home to sell - you will net the most money by preparing and staging your home to showcase it in the best possible light.
3. Hiring the wrong agent - who you work with matters! Hiring an agent that has your best interests in mind should be a top priority of your journey
This question is is often a source of confusion when buying a home. Let's clear it up once and for all! Any licensed real estate agent can show any home that’s listed for sale in the Multiple Listing Service (MLS)—not just the ones they have listed. If you have seen a house on the market and want to check it out, message me today!
Some people use the terms interchangeably, but there are important differences that every homebuyer should understand. If you’re getting ready to start the home buying journey, you should consider getting pre-qualified to get an idea of what you can afford.
The practice of seller financing goes by many names, including purchase-money mortgages and owner financing. But in its simplest terms, it describes a form of real estate lending transaction in which a property owner also serves as a mortgage lender. This unique situation in the home selling process eliminates the need for a financial institution to handle financing agreements and negotiations. While seller financing effectively sees a seller provide a buyer with direct financing, it comes with pros and cons attached, as does any nontraditional mortgage option. it’s important to do your research and consult with a qualified professional before entering into a seller financing agreement.

Home Sweet Home
My husband and I use to sneak getaways to Williamsburg from the Washington, D.C. suburbs. Like so many others we fell in love with DOG Street and everything colonial. After living in the Washington, D.C. area for over 10 years, we were finally ready to make our move and settled in Toano in 2004 and have recently moved into the City of Williamsburg. You could definitely say we are “Home Sweet Home”.
Before becoming a real estate agent, you could find me hanging out with my family, walking the dog or being the taxi driver for my four active boys. When I got some down time you could find me doing all things home related - watching HGTV, working on a DIY project, checking the newest listings on realtor.com and researching for how much we could sell our home (not that we were planning on selling). As my boys grew older, I was ready for a new career. Information Technology no longer had its allure so I decided to follow the age old advice - “Choose a job you love, and you will never have to work a day in your life.” Yes, real estate! You could say in my career I’m “Home Sweet Home”.
Now that I’m a real estate agent not much has changed but now I can use my interest to help others! Did you know that buying or selling a home is one of the most stressful things people do? How better to help others than to make the stressful process quick and smooth so you can be “Home Sweet Home”.
