Hello Summer!

It might be hotter these days inside your home, but it's obviously even hotter outside.

You might want to check on your drip system to see how your running your cycle for your landscaping. Watering cycles in the summer are different then from our winters.

Whether you manually water your yard, or with a timer. Most says at least 1" of water 3 days a week is about right. Here is an article I found online that might help answer some of your questions.

Smart Thermostat, are you ready for one?

We have lived with one for almost two years now, and we enjoy the many features it has to adjust, set and program temperature settings. In turn, it's "learning" our best usage and adjusts accordingly.

Some of the top features we have enjoyed about it is when we are away it knows no one is in the home so it sets itself to a cost savings setting, but still makes the home comfortable. When we are on our way home from a trip out of town, we can have the thermostat begin cooling the house down so it's at our desired temperature for when we arrive.

The Yuma weather can be brutal on your home. From the dry hot heat, to the humidity in the summer and frosty nights in the winter.

Signs of weathering could be right in front of you and if left undone, can get expensive to fix.

If the soffits, fascia or eaves on your roof are beginning to peel, it's time to start giving them some attention. The peeling of the paint can lead to cracked wood which then could lead to anything attached to that wood to be looked after as well.

The next time your leaving for work, or cooking out in your backyard look over the roof of your home. Giving your home the attention it needs can save you time and money later.

Bathroom Fans

Most people don't make proper use of the fans/windows in their bathrooms. In fact, over 50% of the homes I tour have signs of spores, peeling paint or humidity in their bathrooms.

After some time of not proper ventilating your bathrooms you could be causing extensive damage to those bathrooms.

Before, during and after your shower, you should turn on the fan and or open the window in the bathroom, to properly allow for the ventilation.

Once you can feel the difference in temperature in the bathroom to be in line with the rest of your home, then you can close the window or turn off any fans. But even if you leave it for a bit longer it doesn't hurt.

You maybe surprised how much this little step could costs you over time, and hurt your resale value.

Is Solar Right For You?

Solar is a great savings for those homes that have extreme fluctuations in their electric bills during different times of the year. With solar, you could get a grasp on controlling your electric expenses quickly.

But is solar right for you? If your looking to sell your home soon, then it's not, unless you purchase the solar panels out right. However, even then it might be an expense on your part that could possibly not benefit you financially.

When a buyer is looking to purchase your home, and you have a lease/loan on those solar panels, the buyers must qualify to absorb your lease/loan with the solar company. It's possible that with the type of loan the buyer have, the solar panel payment could impact their debt to credit ratios and prevent them from purchasing your home.

Lastly, the installation of solar panels on your roof may very well void your roof warranty immediately.

Solar can be beneficial, but just be sure to weigh your options if it makes sense to you.

Looking to put in a swimming pool?

Swimming pools are a great feature to have for many reasons. But what if your planning on putting one in your backyard?

You should know a few things before you start.

1) Its very difficult to get your investment in what you put into your pool back from when you sell it. Many pool only help the home by $10-15,000 in value.
2) Pools are for enjoyment and to create memories. They do not appreciate over time.
3) Most people like to buy a pool home and not have to worry about the expense and challenges that come with installing one.
4) You can not put a price on the memories of fun, moments and appreciation you will have in enjoying your pool.

Don't get me wrong, pools are great. Just don't go into the thought that if you invest $75,000 in a pool, that your home is now worth $75,000 more. Know that your building a pool to enjoy the benefits of having one, and take full advantage of it. No one can put a price on the memories you can have with a pool.
