June TRREB Data was just released. I have provided some interesting key Insights and Data Summary by segment below:
• Housing market conditions continued to evolve in response to higher borrowing costs. Similar to April results, May 2022 sales were down on a monthly and annual basis in all segments
• More balanced market conditions have provided buyers with more negotiating power. As a result, while benchmark and average home prices were up substantially compared to last year, selling prices trended lower on a month-over-month basis
• Bank of Canada rate hikes are impacting home buyers in the short term. However, as home buyers adjust to higher borrowing costs, housing demand will be supported by extremely low unemployment, high job vacancies, rising incomes and record immigration
• The April market continued its adjustment to higher borrowing costs, with the number of transactions down on a monthly and annual basis
• As has been the case with previous rate tightening cycles, some home buyers have moved to the sidelines to determine how they will reposition themselves in the marketplace given the higher rate environment and related impact on affordability
• Negotiated mortgage rates rose sharply over the past four weeks, prompting some buyers to delay their purchase.
• Despite slower sales, market conditions remained tight enough to support higher selling prices compared to last year.
• It is anticipated that there will be enough competition between buyers to support continued price growth relative to 2021, but the annual pace of growth will be moderate in the coming months
May results will be interesting as the Market does not feel much different than in April

The Toronto Regional Real Estate Board (TRREB) April numbers were just released and vs year ago the market experienced record growth which was expected as April 2020 was the first full month of the Covid lockdown
Attached is York Region market data for “All Housing Types” versus the prior month which gives a better indication of what is really happening in the market
• Average Price fluctuated marginally across all segments
• Sales were down across all segments
• Average Days on Market increased in all segments but Condo
Apartments
• New Listings were down significantly in all segments but
Condo Apartments
Bottom Line:
• The market appears to be slowing after experiencing
significant growth since last summer
• We have seen little in the way of population growth over the
past 16 months
• We may be starting to exhaust the pool of potential buyers
within the existing GTA population

The March Real Estate data was just released by the Toronto Regional Real Estate Board (TRREB) and in the GTA:
• For the 2nd month in a row Average Selling Price was over $1,000M at $1,097M and was +21%
• Sales experienced record highs for a 3rd month in a row at +97% with Buyers taking advantage of favourable borrowing costs and continued improvement in many sectors of the economy
• New listings were +57% heading into the Spring market
