Last year was a record breaking year for housing starts in our city, reaching 19,579 starts. This year that number could reach 22,000 and may continue to rise in 2025 and 2026.

THE MARKET REPORT FOR MAY📊
While the total sales were almost 1% lower than last year's record high, it is still 34% higher than long-term trends for May.

To help combat housing affordability issues through the building of new homes, the federal government announced a number of funding plans for local Albertan communities.
In February, the Feds established agreements with Banff, Sylvan Lake, Bow Island, Westlock, Smoky Lake and the Village of Duchess to provide a combined $13.8 million through its Housing Accelerator Fund (HAF). According to Canada Mortgage and Housing Corporation (CMHC), this funding will, “help spur the construction of more than 3,100 homes over the next decade.”
Larger municipalities also received funding earlier this year. Airdrie received just south of $24.8 million to increase its housing supply, and Edmonton received approximately $175 million. Both of these projects are expected to build over 900 and 5,100 homes, respectively.
Ultimately, whether the federal government’s funding to smaller communities brings more people to rural locations will depend on the demographic of the people moving to the province, their lifestyle, and the appetite to live outside a city centre.

THE MARKET REPORT FOR April 📊
April sales were up 7% over last year - but 37% higher than long-term trends!
3 things to note from last month:
1️⃣ New listings were up over the same time last year, but only 3% higher than long-term trends and inventory levels remain 16% lower than last year.
2️⃣Detached homes were 1% higher than the same time last year, however Row Housing jumped 16% higher than last year at the same time.
3️⃣Apartment sales are 24% higher than last year to date for the year. This property type has risen more than any other, and now represents 30% of all resale activity.
Overall, persistent sellers' market conditions in the lower price ranges are driving further price growth. Year over year price growth in the apartment sector reached 33.8% in the city's east district.

Have you heard about the changes to the Capital Gains Tax?
A capital gain is the difference between an asset's cost and its total sale price. An asset could be a cottage, an investment property, a stock or a mutual fund.
The 2024 budget would increase the "inclusion rate" from one-half to two-thirds on capital gains above $250,000 for individuals.
So for the first $250,000 in capital gains, an individual taxpayer would continue to pay tax on 50 per cent of the gain. For every dollar beyond $250,000, two-thirds would be taxable.
Taxpayers who are gifted a property — or inherit one from their family — and then sell the property could face the higher capital gains tax rate. But that can change, depending on the size of the profit and whether the property becomes a primary residence.
If adopted, the tax changes would take effect on June 25.

The facility is owned by The City of Calgary and operated by AIM Environmental Group.
The facility is 521,000 square feet and processes upwards of 145,500 metric tons of residential food and yard waste and dewatered biosolids every year.
In 2022, City Council approved an expansion of the Calgary Composting Facility to include an anerobic digestion module that will turn food and yard waste into renewable natural gas. The expansion will add an extra 60,000 tonnes of processing capacity to support the Green Cart program. The project is expected to be completed by 2025.

𝗩𝘂𝗹𝗰𝗮𝗻 𝗥𝗲𝗴𝗶𝗼𝗻 - the lowest average price at $274,167, however with only 9 new listings last month and 15 sales, the current sales-to-new listings ratio sits at a whopping 167%.
𝗔𝗶𝗿𝗱𝗿𝗶𝗲 - sales-to-new listings ratio sits at 93% and inventory levels are 22% lower than last year and 56% lower than typical March levels for this popular city.
𝐊𝐧𝐞𝐞𝐡𝐢𝐥𝐥 𝐑𝐞𝐠𝐢𝐨𝐧 - the sales-to-new listings ratio was the lowest in this region that includes Trochu, Three Hills and Acme. With 18 new listings last month, and 27 homes for sale currently, the average price in this area is $364,590.
𝐑𝐨𝐜𝐤𝐲𝐯𝐢𝐞𝐰 𝐑𝐞𝐠𝐢𝐨𝐧 - which includes Cochrane, currently has the most inventory available outside of Calgary however the average price last month was $799,774 and the sales-to-new listings ratio was 87% compared to Calgary's 84%.

Arts Commons will be upgraded and a new building constructed nearby to increase the capacity of the downtown arts and culture hub by nearly 45 per cent.
A 1,000-seat theatre as well as a 200-seat studio theatre were revealed as part of the first phase of the $660-million project on Thursday. They'll be housed in the new structure.
The expansion and transformation includes a second phase — the modernization of the existing space that was built in 1985 and the overhaul of Olympic Plaza.

Since January 1, 2009, the interest rate on tenants’ security deposits have been 0%, but as of January 1, this will now increase to 1.6% as prescribed under the Residential Tenancies Act and Mobile Home Sites Tenancies Act (Section 2).
Please ensure all your residential lease agreements are revised to reflect the changes in interest rate payments.
