Creepy and kooky, and altogether spooky... it's Halloween!

For the little kids, gather a group of friends (there is safety in numbers) and perhaps plan a custom theme for Trick-or-Treating. Think superheroes, Disney princesses, Scooby-Doo or go classic with the Wizard of Oz. For the big kids, they might enjoy a horror movie marathon with popcorn and candy. As adults, we never get to dress up, who doesn't love a costume party? Consider a Halloween gathering with dry ice cocktails or mocktails and fun eats.

Happy Halloween! How are you celebrating this year?

Your compound awaits!

If you have your sights set on upsizing for the purpose of storage, there are an abundance of options to consider. The possibilities range from a simple extra bedroom or ample walk-in closets to finished basement or attic space. For the ultimate property, consider an over the garage apartment, a high design carriage house or an elaborate suite in the pool house. The options are endless to go big or go home, in this case perhaps do both!

Let's discuss your vision for upsizing and how I may assist.

Exuding elegance and sophistication, home design is seeing a rise in darker toned cabinetry. Ebony, charcoal or navy make a statement and bring the drama. Dark cabinetry creates high design in the kitchen and bathrooms, but can also be incorporated into a bar or den. Create a modern aesthetic with contrasting hardware, think gold or brass.
Keep in mind that with darker cabinetry, the space also has the potential to be darker. To combat this effect, carefully consider lighting. Recessed lighting is an ideal option, as is a statement piece like a chandelier.

What are your thoughts on the emerging design trend of dark and dramatic cabinetry?

With the holidays approaching, it's a great time to give back. Getting involved with your favorite local charity can make a big difference in helping them to meet their goals in order to help others.

Whether you donate your time, contribute with a monetary donation or even organize a fundraiser to benefit the charity you are passionate about, everything helps.

What is your favorite way to give back? Let me know in the comments!

Simple, functional and boasting charming aesthetic, this month we are spotlighting the architectural details of Cape Cod home style.

With steeply pitched gable roof, symmetrical facade and quaint dormer windows, the Cape Cod style is a reflection of New England's coastal design. The Cape Cod is notorious for their efficient use of interior space. Exteriors are known for clapboard or shingle siding, often left natural or painted a timeless white.
Modernizing the Cape Cod embraces elements including larger windows, open floor plans and contemporary materials.

Is a Cape Cod style home on your wish list? Let's discuss your dream home.

You have your sights set on your first house. As a first time home buyer, you are dreaming, planning, and above all, saving. My best, tried and true, first time home buyer tip is to create a budget and stick to that budget. Which, admittedly, is often easier said, than done.

Think about where you can save money. Are there streaming subscriptions you don't use? If so, take steps to cancel. Stocking up on groceries and eating in is a far more efficient use of your money than eating out. Do you often stop by the local coffee shop for your morning latte? Making your coffee at home will save money and add up. If you simply must make it fancy, purchase a small at-home milk frother. If you focus on your priorities and keep your eyes on the prize, your first home will be within reach before you know it.

Let's discuss your home buying journey and how I can help.

"When you invest, you are buying a day that you don't have to work."

- Aya Laraya

There are so many ways to invest, let us count the ways...
• Max out the employer match on your company 401K.
• Whether your employer offers a 401K or not, it's a great idea to have a second IRA where you can make additional contributions.
• Research and purchase some solid stocks.
• Invest in real estate, a tried and true method of investing.

If real estate investing is a priority for you, it would be my privilege to help. Let's build your portfolio!

"EVERYTHING HAS TWO HANDLES: ONE BY WHICH IT MAY BE CARRIED, THE OTHER BY WHICH IT MAY NOT.'
EPICTETUS

Epictetus here stresses a fundamental Stoic concept: though we cannot choose the hardships we will meet with in life, we do have the scope to choose how we react to that hardship. He uses the example of a friend sinning against us: we can grip the handle of grievance, which will increase the pain; or we can grip the handle of brotherly forgiveness, which makes it possible to bear our wound. When something bad happens to us, we should always seek the wisest possible handle with which it may be gripped.

Negotiations are behind you and closing on your new home is in sight. Now it's time to focus on the move itself.

If you need to work with professional movers for a smooth transition from your previous house to your new home, planning ahead is key. Ideally one should start researching moving companies about 10 weeks ahead of the proposed move. About two months before your move date, one should aim to secure the mover of their choice. However, if you are running into hurdles, make sure to have movers secured at the very least, four weeks ahead of your move date.
Planning ahead ensures you have choices and waiting until last minute could result in limited choice of movers. Good moving companies are typically booked about two to three months out.

It's an age old debate, are you drawn to or is a single family house preferable?

There are many benefits to living in a condominium community. For instance, the amenities alone can make it feel like you are living at a resort. Many offer golf, fitness and sparkling pools, in addition to fabulous dining and social options. If you are an avid traveler, condos are perfect because you can just lock the door and go. Another desired perk is that most, if not all, exterior maintenance is usually handled by the community. There is also often an added level of security in a condo community, as many are gated, feature a front desk and lobby, or even both. All great things!

Single family homes are great for those looking for a bit more space and not afraid to handle outdoor maintenance themselves. A free standing home may also offer added privacy one may not have in a condo community.

Which do you prefer? Your dream home is out there, we just need to find it.

POV: You've been considering selling your home.

The first step in forging the path forward is finding a great Realtor. I'm available, let's talk!

The biggest and most important question for most homeowners is, "How much is my home worth?" As an experienced Realtor, I am well versed in determining the answer to this question.
Here are a list of factors we will consider to best value your home:
1. CMAs: Together we will look at the CMAs (comparative market analysis) in your neighborhood to research what other homes similar to yours have sold for.
2. Condition of the property and major systems: We'll look at the condition of the property, the roof and your major systems, like HVAC and water heater, to evaluate how the property value is influenced.
3. Local real estate market: We'll investigate the local real estate market so we have a barometer on how to price your property.
4. Upgrades and renovations: Recent upgrades and renovations made to your home could make a big difference when deciding on a price, make sure you point them out as we tour your property.

Let's talk real estate. It would be my privilege to help you sell your home.

Once you have decided home ownership is the next stop on your real estate journey, it's time to determine the financial planning for the property you ultimately decide on.

Today let's explore paying cash vs. financing your next home.
The Benefits of cash are...
• Cash offers often enjoy a quicker close.
• No mortgage and therefore, no monthly mortgage payments.
• You have the option of avoiding higher interest rates.
• No appraisal required.
• No inspection required.
• Often more attractive to sellers.

The benefits of financing are...
• Good for those who don't have an abundance of liquid cash.
• When rates are lower, financing the property gives you the option of keeping your money invested in other areas.
• There are many different loan options available.

Let's discuss your real estate needs and how I can help.

When seeking the ultimate dream home, it behooves you to make a wish list. However, it is unrealistic to think you will check every box on the list.

My tip for this month's Wisdom Wednesday is:
If a home meets 85 percent of the requirements you're looking for, make an offer. If you hesitate, someone else may make their move on your house and you could risk losing it.

Purchasing commercial property vs. residential real estate... Let's talk about it.

Commercial and residential real estate are vastly different and encompass different financial goals, for the most part. Commercial property is meant for a business, retail or restaurant for example. Residential real estate is typically meant for housing needs. However, there is potential for crossover. Perhaps you are seeking to rent out your residential real estate to make a profit? In a larger city, they might be an opportunity to purchase a building with a first level storefront and residential units on the second and third floors, for housing or rental purposes.

When determining whether commercial or residential real estate is right for your next move, one must consider the specific needs for the property and goals for building wealth. I can help. Let's discuss your real estate investment portfolio and how you hope to grow it.

For this month's This vs. That, let's look at seasonal decor for Halloween.

Halloween decor can really be separated into two main categories, literal Halloween decor and Halloween themed decor. What does that mean?

Literal Halloween decor could be considered skeletons hanging from the porch roof among cobwebs and bats. A DIY project could be to find a pair of brightly striped knee socks and fill the socks with sand. Place an old pair of red, bedazzled shoes onto the stocking feet and position them as though sticking out from under the house, ala the Wicked Witch of the East after Dorothy's house fell on her in the Wizard of Oz. Literal Halloween decor is typically something the kids really love.

For more classic Halloween decor, consider a display of different size pumpkins and varying colored gourds. Add some Fall colored leaves (real or faux) and punctuate with an Autumn inspired wreath. Halloween themed decor tends to be more timeless and it's ideal if the season coincides with selling your home. The curb appeal will offer an added pop of seasonal color.

Which Halloween decor style do you prefer? Let me know in the comments.

To make a fair comparison, one cannot compare apples to oranges. Even comparing oranges to tangerines could be misleading.

You may see some rather unsettling headlines surrounding the housing market this year. But comparisons to the ‘unicorn’ years might not be fair. An expert real estate professional is a fantastic resource to help you keep everything in proper perspective.

Let's discuss your real estate needs and how I can help.

Our pets often make our house feel like a home. The pitter-patter of nails on the floor when the refrigerator door opens, the shadow at your feet as you go about your day, and of course, the unconditional love.

Consider adopting your next pet. There are many channels to explore to get the dog or cat of your dreams. Many areas have breed specific rescues or you can always visit your local ASPC or Humane Society. There are so many pets in need of a second chance, when you adopt instead shop you are making a difference first hand.

Seeking the purrfect pet-friendly home? I can help with that, let's discuss your wish list.

There are many strategies for buying commercial real estate and a great professional can help. Here are some terms to familiarize yourself with when strategizing to purchase commercial property:

Land Banking: The process of buying larger tracts of land that will likely be developed in the future. As development moves closer, the land will appreciate in value.

Development: Commercial real estate development happens when raw land is purchased and constructed into properties.

Commercial Fix and flip: Much like residential fix-and-flip, this is when you buy commercial real estate, make repairs, install upgrades, and resell it at a higher cost.

Wholesaling: Wholesaling commercial real estate is where you find a good deal on a property, put it under contract, then sell the contract to another investor or owner-occupant.

Owner-Occupied: This strategy is purchasing commercial real estate and plan to run your own business within it.

BRRRR: Also similar to the BRRRR method in residential real estate, this is when you Buy, Rehab, Rent, Refinance, and Repeat.

Passive investing: This is when you buy commercial real estate strictly for passive income. This usually occurs when you don’t have time to run and operate deals yourself.

Last month, we took an in depth look at garage organization. With the onset of Fall, this month it's a good idea to look at the garage and determine where weather proofing may help keep the space functional and protected.

Here is a comprehensive list to get ready for the chillier months:
1. Seal the gaps and cracks.
2. Install insulation, if need be.
3. Apply weatherstripping to the garage door.
4. Seal windows properly.
5. Check ventilation, you'll want to avoid moisture buildup.
6. Inspect the roof for any leaks or damage.
7. Perform routine maintenance.

If your current property does not offer a garage and you are in need, let's discuss selling it and finding you the perfect property.
