For the little kids, gather a group of friends (there is safety in numbers) and perhaps plan a custom theme for Trick-or-Treating. Think superheroes, Disney princesses, Scooby-Doo or go classic with the Wizard of Oz. For the big kids, they might enjoy a horror movie marathon with popcorn and candy. As adults, we never get to dress up, who doesn't love a costume party? Consider a Halloween gathering with dry ice cocktails or mocktails and fun eats.

For the ultimate property, consider an over the garage apartment, a high design carriage house or an elaborate suite in the pool house. The options are endless to go big or go home, in this case perhaps do both!

Exuding elegance and sophistication, home design is seeing a rise in darker toned cabinetry. Ebony, charcoal or navy make a statement and bring the drama. Dark cabinetry creates high design in the kitchen and bathrooms, but can also be incorporated into a bar or den. Create a modern aesthetic with contrasting hardware, think gold or brass.
Keep in mind that with darker cabinetry, the space also has the potential to be darker. To combat this effect, carefully consider lighting. Recessed lighting is an ideal option, as is a statement piece like a chandelier.

With steeply pitched gable roof, symmetrical facade and quaint dormer windows, the Cape Cod style is a reflection of New England's coastal design. The Cape Cod is notorious for their efficient use of interior space. Exteriors are known for clapboard or shingle siding, often left natural or painted a timeless white.

You have your sights set on your first house. As a first time home buyer, you are dreaming, planning, and above all, saving. My best, tried and true, first time home buyer tip is to create a budget and stick to that budget. Which, admittedly, is often easier said, than done.
Think about where you can save money. Are there streaming subscriptions you don't use? If so, take steps to cancel. Stocking up on groceries and eating in is a far more efficient use of your money than eating out. Do you often stop by the local coffee shop for your morning latte? Making your coffee at home will save money and add up. If you simply must make it fancy, purchase a small at-home milk frother. If you focus on your priorities and keep your eyes on the prize, your first home will be within reach before you know it.

Negotiations are behind you and closing on your new home is in sight. Now it's time to focus on the move itself.
If you need to work with professional movers for a smooth transition from your previous house to your new home, planning ahead is key. Ideally one should start researching moving companies about 10 weeks ahead of the proposed move. About two months before your move date, one should aim to secure the mover of their choice. However, if you are running into hurdles, make sure to have movers secured at the very least, four weeks ahead of your move date.
Planning ahead ensures you have choices and waiting until last minute could result in limited choice of movers. Good moving companies are typically booked about two to three months out.

It's an age old debate, are you drawn to or is a single family house preferable?
There are many benefits to living in a condominium community. For instance, the amenities alone can make it feel like you are living at a resort. Many offer golf, fitness and sparkling pools, in addition to fabulous dining and social options. If you are an avid traveler, condos are perfect because you can just lock the door and go. Another desired perk is that most, if not all, exterior maintenance is usually handled by the community. There is also often an added level of security in a condo community, as many are gated, feature a front desk and lobby, or even both. All great things!
Single family homes are great for those looking for a bit more space and not afraid to handle outdoor maintenance themselves. A free standing home may also offer added privacy one may not have in a condo community.

For this month's This vs. That, let's look at seasonal decor for Halloween.
Halloween decor can really be separated into two main categories, literal Halloween decor and Halloween themed decor. What does that mean?
Literal Halloween decor could be considered skeletons hanging from the porch roof among cobwebs and bats. A DIY project could be to find a pair of brightly striped knee socks and fill the socks with sand. Place an old pair of red, bedazzled shoes onto the stocking feet and position them as though sticking out from under the house, ala the Wicked Witch of the East after Dorothy's house fell on her in the Wizard of Oz. Literal Halloween decor is typically something the kids really love.
For more classic Halloween decor, consider a display of different size pumpkins and varying colored gourds. Add some Fall colored leaves (real or faux) and punctuate with an Autumn inspired wreath. Halloween themed decor tends to be more timeless and it's ideal if the season coincides with selling your home. The curb appeal will offer an added pop of seasonal color.

There are many strategies for buying commercial real estate and a great professional can help. Here are some terms to familiarize yourself with when strategizing to purchase commercial property:
Land Banking: The process of buying larger tracts of land that will likely be developed in the future. As development moves closer, the land will appreciate in value.
Development: Commercial real estate development happens when raw land is purchased and constructed into properties.
Commercial Fix and flip: Much like residential fix-and-flip, this is when you buy commercial real estate, make repairs, install upgrades, and resell it at a higher cost.
Wholesaling: Wholesaling commercial real estate is where you find a good deal on a property, put it under contract, then sell the contract to another investor or owner-occupant.
Owner-Occupied: This strategy is purchasing commercial real estate and plan to run your own business within it.
BRRRR: Also similar to the BRRRR method in residential real estate, this is when you Buy, Rehab, Rent, Refinance, and Repeat.
Passive investing: This is when you buy commercial real estate strictly for passive income. This usually occurs when you don’t have time to run and operate deals yourself.
