Many times buyers tend to start house hunting before they're ready. Which often becomes stressful or disappointing if they don't get their dream home.
So here are a few steps you should take before your start looking to ensure you're ready!
1.Get pre-approved so you know how much you can actually afford
2. Determine which city you're looking in (and more importantly, how far outside of that area you'd be willing to go if nothing is available in your chosen city)
3. Make sure to have a wants and a need list, so you already know exactly what your deal-breakers and non-negotiables are

In today's market, every seller seems to be holding offers.
But as a seller, you have input as to what you'd like your listing strategy to be, especially if you'd like to set an offer date.
While an offer presentation may be advantageous for some, it may not be the best for you.
Always talk to your agent to see what strategy would be best for you!
In todays' market, many sellers expect their home to sell as soon as it's listed.
While it could happen, I always let my sellers know to be prepared for their home to sit on the market for a bit.
It's always better to have a plan in place in case it doesn't sell as quickly as you thought it would.
Remember, you'll have to be realistic when determining how long it will take your home to sell. But a good agent will be able to give you a better idea of how long it will take!

One way to help the kids feel involved is to show them the home before you move in.
This allows them to feel like they were a part of the process, and less overwhelmed when it comes time to move.
Which means that there's less stress come move-in day!

As sellers, you shouldn't be afraid to ask how they came to that number. It can help you understand what other homes have sold for, and why yours could be more or less expensive.
In the end, your agent should always be open to your questions!
There are 3 things that every agent should be doing to make sure your home is properly advertised when it's listed.
1. Make sure to start a social media campaign so they can share your home with all their followers
2. Post your listing video on their YouTube page to catch the attention of those browsing YouTube
3. Use paid ads to get your home in front of individuals outside of their sphere of influence
Be sure to ask your agent what they will do to advertise your home, as what they decide to do can impact how many people see your home!

Did you know that you can decide if you don't want an open house when listing your home?
That's right! Be sure to talk to your agent as they should always have your best interest in mind.
Of course, with the pandemic, many agents are not allowed to do open houses for safety reasons! But once they are allowed again, the decision is yours at the end of the day!
There's one major advantage of selling your home in the winter months, and that is, only individuals who are truly looking to buy are house hunting!
This means you won't have to deal with tons of people coming through your home who are just looking.

The best way to stay on budget would be to make sure you have enough money to afford the home.
So when determining if you can afford a home, make sure you calculate your monthly expenses.
Make sure this includes your current monthly expenses - so you will be aware of how much you actually have left in the end.
In the spirit of new years resolutions coming up, I think it's fitting to share a quote about goals!

One of the main things that buyers look for in a home is extra storage space.
Taking the time to clean out your closets and cabinets so they're not full will help to create the illusion that your home has lots of room for storage.
The extra storage room is always a selling feature for prospective buyers!
As buyers, you shouldn't be so quick to skip out on a home inspection.
Home inspections can show you any potential issues that you may have with the home down the road.
Always ask your agent whether they recommend you move forward without and inspection, they will know the property the best!
