House prices in the Fraser Valley posted a slight but positive bump in February after nearly a year of month-over-month decreases. Similarly, sales, though still trending lower than normal, also recorded their first monthly gain since October
Here’s a little breakdown:
- Month sales were down 50% from the same month a year before.
- There were 48.2% fewer homes listed than the previous year.
- The benchmark price for a single-family detached home was $1,364,300

The downward trend in Fraser Valley real estate sales continued in January as further interest rate hikes kept buyers sidelined.
Here’s a little breakdown:
- Month sales were down 52.2% from the same month a year before.
- There were 76.6% more homes listed than the previous year.
- The benchmark price for a single-family detached home was $942,200.

As you are most likely aware, there has been tremendous pressure on the government to act on housing affordability issues. 🏡
As we move into 2023, several notable legislative changes are coming into effect:
🚫 FOREIGN BUYER BAN -
Beginning January 1st, 2023, non-Canadians will be banned from buying residential property ACROSS CANADA for 2 years.
⏪️ HOME BUYER RESCISSION PERIOD -
Beginning January 3rd, 2023, the PROVINCIAL POLICY gives buyers the right to withdraw from a purchase agreement within 3 business days of their offer being accepted.
💸 FEDERAL HOUSING TAX CHANGES -
Beginning January 1st, 2023, the MULTI-GENERATIONAL HOME RENOVATION TAX CREDIT will come into effect. This tax credit will cover eligible homeowners up to 15% (to a maximum of $7,500) for creating a secondary suite in their home to accommodate a senior or adult with a disability.
Beginning January 1st, 2023, the RESIDENTIAL PROPERTY FLIPPING RULE will come into effect for individuals who sell their residents within 12 months of acquiring it. Any profit from the sale will be taxed as business income and be ineligible for either the 50% capital gains rate or the principal residence exemption. MANY EXEMPTIONS DO APPLY!

After selling that lady's home (my sale sign was still up outside), I received a call from a gentleman looking to sell his father's home in the building and here we are today! Moral of the story, serve memorable food at your open houses! 😏

Although mortgage rates have increased almost 4% in 2022, home values in Canada have decreased more than 20%! 📉
As an investor, you will have to contend with higher financing costs and short-term uncertainty around which way home prices will go, however, lower home prices and less competition make entering the rental property market easier and less stressful. 📈
Although it will still cost you more to become a landlord these days, compared to 5 years ago, rents continue to soar in almost every market and are now roughly 17% higher than they were just 18 months ago. Also, despite the recent decline in prices, affordability continues to be an issue for potential homebuyers and that will likely drive demand even higher for rental properties. 💰
