DID YOU KNOW: When Buying or Selling a home "Is the Agreement of Purchase and Sale" enforceable even if no deposit was delivered?...ABSOLUTELY!


Example: Buyers accepted an offer last night however changed their minds and won’t provide the deposit because “if the deposit is not paid there is no binding agreement”, right? WRONG!

The consideration of a real estate deal is the promise to transfer the property to the buyer in exchange for the buyer promising to pay the purchase price, not the deposit.


Failing to pay a deposit on time is a fundamental breach of the Agreement of Purchase and Sale and the Seller can sue the Buyer. The seller can let the buyer pay the deposit late to keep the transaction alive but has no obligation to do so.

Even if the Seller can sell the property for more, courts have held that deposits by their nature are an estimate of liquidated damages to be paid should the buyer breach the terms of the Agreement. Even if the seller doesn’t suffer any loss, the seller can still sue a buyer who didn’t pay the deposit for the amount of the deposit.

The federal government will pay up to $5,000 to make your home more energy efficient

**Starting today, May 27-2021, Canadians will be able to apply online for $5000 federal grant to pay for energy-saving home upgrades**

The government of Canada is launching a new program today that offers Canadians grants of up to $5,000 to pay for energy-saving home upgrades.

The Canada Greener Homes Grants program will help homeowners upgrade heaters, install solar panels and replace windows and doors, according to a federal government source with knowledge of the program.

Homeowners across the country will be able to apply online starting today. An application starts with an energy evaluation by a certified adviser. That adviser visits an applicant's home and determines which energy-saving measures would qualify for reimbursement.

If the homeowner chooses to proceed, a licensed contractor would then be hired to conduct the retrofits. After an inspection of the completed work, the homeowner would be reimbursed.

Twas' just a bit dated.

Really disliked my bathroom tiles. The were builder grade and dated in style, so I took a bit of time to rip them out and go for something a bit more "eye-catching".

From picture 1 to picture 2 ---> (1 week, but I work slow)

The process was a bit more complex than expected, as removing the old tiles required removing the old concrete base right down to the plywood subfloor and adding a new level base of concrete before laying the tile.

Porcelain tile is quite hard to cut... making it prone to chipping, but it can be done with a wet saw. Hexagonal tile, UGGH, very time consuming when laying (took me 2 days to lay 23sqft)

But Tile, mortar, metal lath, self leveling cement, grout, and paint make this bathroom update come in at under $500.

GREAT UPDATE.... GREAT PRICE!

GARAGE MAKEOVER!

Last year, during the 1st "Stay At Home Order" I decided to take advantage of the warm spring weather and step outside to freshen up my garage. A typical garage generally used as storage and a place to park.

Took this time to use some of the old paint left behind by the previous owners and invested 4$ in a cheap brush and paint roller from the dollar store and painted the garage to give it a fresher look. A few very inexpensive brushes and rollers from the Dollar Store, and Epoxy Garage Floor Paint ($170 @ Home Depot) means this project came in under $200 and really makes an impact.

Not all home updates need to be expensive, they may just take some time.
