“Home prices declined over the past year as homebuyers sought to mitigate the impact of substantially higher borrowing costs. While short-term borrowing costs increased again in January, negotiated medium-term mortgage rates, like the five-year fixed rate, have actually started to trend lower compared to the end of last year. The expectation is that this trend will continue, further helping with affordability as we move through 2023,” said TRREB Chief Market Analyst Jason Mercer.

The market is showing signs of balancing out.

The Toronto Regional Real Estate Board (TRREB) reported 9,097 home sales through the MLS® System, marking a 16.8% decrease compared to February 2021. Although listings continued to fall across low-rise homes, the condominium apartment segment saw an increase in new listings year-over-year.
•
There is a steady shift in market sentiment as sales fell more than new listings. This means that buyers are starting to see less competition.
•
TRREB President Kevin Crigger states that the market will continue to remain strong despite the recent increase in mortgage costs due to “substantial immigration levels and a continued lack of supply.”
•
Although we are seeing a slight balancing in the market, it will still take some time because of the overwhelming lack of inventory.
•

Strong demand continues into the new year as listings remained in short supply.

The Toronto Regional Real Estate Board reported 5,636 sales through the MLS® System which is a 18.2% decrease compared to January 2021, however it still marks the second highest number of sales for this month.
•
As sales numbers dip year-over-year, it is expected that active listings are down as well. TRREB reported a staggering 44% decrease to 4,140, making it the lowest level in more than two decades!
•
TRREB’s 2022 outlook states that home sales will dip slightly to 110,000 while the average selling price of all home types may continue to climb 12% year-over-year to $1,225,000.
