📈🏡Market Update for June 2024📈🏡

Off to a slow start. Typically the summer months of July and August are deemed ‘slow’ months in real estate, but we have seen this slow start starting in June, despite the recent interest rate drop of a quarter point. My advice? Hang in there sellers! Get out there buyers! With increased inventory, stabilizing prices, and decreased rates, it is an EXCELLENT time to buy a home.

“The GTA housing market is currently well-supplied. Recent home buyers have benefitted from substantial choice and therefore negotiating power on price. Moving forward, as sales pick up alongside lower borrowing costs, elevated inventory levels will help mitigate against a quick run-up in selling prices,” said TRREB Chief Market Analyst Jason Mercer.

“Despite a temporary dip in home sales due to high interest rates, we know that strong population growth is driving long-term demand for ownership and rental housing. Ontario has set the goal of 1.5 million more homes on the ground by 2031. This is only possible if all levels of government ensure actionable solutions with sustained effort, including continuing to remove red tape, avoiding financial barriers to home construction, and minimizing housing taxes and development charges,” said TRREB CEO John DiMichele.

TORONTO, ONTARIO, June 5, 2024 – “May home sales continued at low levels, especially in comparison to last spring’s short-lived pick-up in market activity. Home buyers are still waiting for relief on the mortgage rate front. Existing homeowners are anticipating an uptick in demand, as evidenced by a year-over-year increase in new listings. With more choice compared to a year ago, buyers benefitted from more negotiating room on prices.” - Toronto Regional Real Estate Board (TRREB)

✅ Listings are up 21% compared to this time last year.
✅ Sales are down 21% compared to this time last year.
✅ Increased inventory plus decreased sales equals lower demand equals lower purchase prices...
✅ That being said, interest rates dropped a quarter point on June 5th, which could increase buyers’ confidence and affordability which could offset my previous point.

Spring housing market looms over the Bank of Canada's rate decision. Here's why — Global News The Bank of Canada itself has warned a hot spring housing market could 'stoke' inflation. Here's what economist say those fears mean for the central bank's rate decision Wednesday.

“Greater Toronto Area (GTA) REALTORS® reported 6,560 sales through TRREB’s MLS® System in March 2024 – down by 4.5 per cent compared to March 2023. New listings were up by 15 per cent over the same period. On a seasonally adjusted monthly basis, sales were down by 1.1 per cent. New listings were down by three per cent compared to February. The first quarter ended with sales up by 11.2 per cent year-over-year. New listings were up by a greater annual rate of 18.3 per cent.” - TRREB

“We have seen a gradual improvement in market conditions over the past quarter. More buyers have adjusted to the higher interest rate environment. At the same time, homeowners may be anticipating an improvement in market conditions in the spring, which helps explain the marked increase in new listings so far this year. Assuming we benefit from lower borrowing costs in the near future, sales will increase further, new listings will be absorbed, and tighter market conditions will push selling prices higher,” said TRREB President Jennifer Pearce.
