Post a master copy where everyone can see it, and make changes as you zero in on what matters most. This list will help you focus on your core goals.

🤔Assess your wants and needs by observing how your existing kitchen works. If you do a lot of cooking, center your needs around the people who do most of it. Keep in mind the kitchen equipment you use most often. Take note of those items you rarely, if ever, use and consider ditching them to free up storage space. Besides cooking, what other activities take place in your kitchen? This could include household paperwork, school or office work. If you have room for an island or workspace in a corner, go for it!

and I’m getting in the mood for some ‘Christmas Cozy’ — though I may be a bit late, compared to any of you who start a bit sooner 😉. Anyone else excited to putting up a Christmas tree? I admit, if there’s one thing I look forward during the holiday season that would be it! Always brings me right back my earliest, fondest childhood memories!

Here’s a pro tip for decorating your tree:

There are no hard and fast rules to hanging ornaments. However, experts tend to begin with larger ornaments and tuck them deeper within the foliage to add depth. As a result, you achieve a beautiful, layered look. On the other hand, hanging smaller ornaments on the tips of the branches achieves a drape effect.

Have you ever heard of a CMA? Well, normally before a seller puts a home on the market or before a buyer puts an offer on a property, I normally perform a comparative market analysis, also referred to in the industry as a CMA. 🤔

A CMA a provides an estimate of a home's value by comparing and analyzing the trends 📊of home selling prices in a certain area.
I love 💕 doing CMA’s for my clients! It’s an amazing tool to help clients understand and come up with the best price to sell their home or put in an offer when buying a home. A CMA usually contains comparable or similar active listings, pending listings, sold listings, expired listings, and off-market/withdrawn/canceled listings to help in the analysis.
The analysis considers the location, age, size, construction, style, condition, and other factors for the subject property and comparable 🏠homes.

Time is of the essence, if you're buying a house in a HOT market.

Multiple offers happen with more regularity in a seller's market than a buyer's market because a seller's market is defined by low inventory and a surplus of homebuyers.

🦋A beautiful home that is priced well can attract more than one offer. 🦋

IMPORTANT: In a seller's market, you should always assume you're competing against several other offers.

✅TIP: Jump on Seller's Market Showings
❌Don't be the buyer who waits until the weekend to view a home in a seller's market. By the weekend, that home could be sold. Try to see the house as soon as possible. Sellers usually don't enjoy having buyers come through their homes at all hours of the day, and most would like to see their home sold quickly.

THE BOTTOM LINE:
If you write a good, fast, and clean offer, your chances of acceptance are far better than those of a buyer who is unprepared.

All that BRASS!
Isn't it funny how brass has made such a comeback? I’m seeing 👀more of this trend in some of the newer or renovated kitchens of homes that I’ve been showing lately. I absolutely L O V E it. The shiny, tarnished brass from my childhood 🏠home looked way different from the antique and satin finishes I’m seeing today! 😁

I think ✨brass and gold ✨finished cabinet hardware may be here to stay for the foreseeable future and I can see why. It adds warmth to white and gray cabinets and works with all design styles. Brass⚜️ adds elegance and also helps to offset blue tones in bright white cabinets as an added bonus.

TIP: Modern hardware is an easy way to update old kitchen cabinets. 😉

Oh how I love the idea of enjoying indoor / outdoor spaces like this one!

Mosquitos and other insects could be a problem! But I have shown homes, like this to clients, which have retractable accordion screen systems that protects openings from pesky insects. The screen can be fully integrated in the interior side of the frame and the screen mesh compresses almost completely out of view when not in use.

I just love the aesthetics of this kitchen and especially these GORGEOUS floor-to-ceiling windows and VIEW.
There is a certain appeal to a home with plenty of windows, even more so for large windows. I would say that many buyers prefer homes with larger or more windows than ones with fewer and smaller windows.

The advantages of larger windows?

Beautiful windows are like functional art. They are pleasing to look at, make a room appear bigger and add value to a home in the event of resale.

They provide visual access to the outdoors, allow in plenty of natural daylight and can provide fresh air and air circulation.

If designed properly, large well-positioned windows can help heat a home through passive solar gain in the winter when the sun is shining.

Large Windows are a perfect way to bring the outdoors in. They can help you feel like you are part of the outdoors even when you’re inside. The beauty of the outdoors can also be used as a stunning backdrop for your decor.

✨i n s p o✨— I love this cozy room to sit and enjoy early morning coffees. This is what I like💜 to everyday, as the rest of the fam sleeps. It helps to set my focus and mood for a usually hectic day 😉.
Where in your home, do you like to relax?
A few changes can create a relaxing, peaceful🌿 room in your own HOME

💜Color
Soft colors found in nature are the most relaxing. Choose your palette from soft tones of green or blue; muted, warm grays or browns.

💜Tidiness
Get rid of anything that doesn't belong in your tranquility room. Minimize furniture and accessories to only those things that are comfortable and that you love.

💜Living Things
Choose two or three potted plants or fresh cut flowers (my fav)

💜Candles
Pick scented candles to add to the overall sensory experience. Look for lavender, rose, vanilla, linen or other soft scents from nature. If you have allergies, try soy or beeswax candles instead of paraffin wax.

💜Soft Textures
Surround yourself with soft textures. Toss a cozy wool blanket on the couch and place a soft rug on the floor. A deep, cushioned sofa or overstuffed chair is another good spot to relax.

💜Personal Accents
Fill your relaxing room with things that are meaningful to you. Display a few photos of family, pets or a wonderful vacation.

💜Lighting
Bright light is too intense for relaxation. A dimmer switch on the ceiling fixture is the easiest way to adjust lighting to your needs. Or keep an extra small lamp in the room that gives just enough light to be cheery.

My 2 fav kids!
She’s off to university in September and I know she’ll miss doing this with our fur babes😉. So ✨proud of this girl✨ - and who she is (and yet becoming). I’ve loved ALL of it. It does pass way too fast. I blinked and here she is (all of 17) on the cusp of ‘adulting.’ She may be too big to sit in my lap but she’ll never be too big for my heart. Love you, my girl!♥️
