First, it’s important to understand that property area isn’t a fixed concept; it varies based on your needs and property type:
- Co-owned property : In this case, you’ll need to apply the “Carrez Law”.
- House : We typically look at the “living area” or “usable area”.

🏠How is the Area of a Co-owned property Calculated?
The “Carrez area” refers to the surface area of enclosed and roofed sections of a building, excluding spaces that are explicitly excluded by the law.

🔍What areas are excluded under the Carrez Law?
- Spaces taken up by walls, staircases, doorways, and chimneys are not counted.
- Spaces with a ceiling height of less than 1.8 meters, such as balconies, terraces, basements, and garages, are also excluded.
⚠️When selling a co-owned property, the sales contract must specify that the area has been measured according to the Carrez Law. If the area of the property for sale is less than 8 square meters, the area is not required to be mentioned.

🏡How is the Area of a House Calculated?
🌟Living Area : Imagine your home with all the walls, doors, windows, pipes, and staircases removed—the size of the remaining floor space is the living area. However, remember that spaces with a ceiling height of less than 1.80 meters, such as low attic spaces or storage basements, are generally not included.
🌟Usable Area : This is the living area plus half the area of additional spaces like balconies or basements. This calculation gives buyers a more comprehensive understanding of your property.

⚠️How is the Living Area of a House Calculated?
Unlike shared ownership properties, there is no legal obligation to measure and communicate the area of a House to buyers. For example, to calculate the area of a home, simply total up the areas of all living spaces, bedrooms, bathrooms, and kitchens. If there are any additional spaces, you’ll need to apply weighted proportions.

📌Although there’s no official standard for these weightings, real estate professionals typically apply the following coefficients:
Usable basements, convertible attic spaces, and balconies: 0.3; Attic areas: 0.4.
For instance, a 10-square-meter balcony could be counted as an additional 3 square meters of area. ✅ However, if the balcony has been renovated into a long-term living space, it can be fully included in the area calculation to help determine the property’s value.
