⚠️Service carried out for a landlord today who previously used a local letting agent to 'Gas Safety inspect' rather than service properly.
Top of boiler boxed in meaning a leak went undetected as well as flue issues.
Boiler that is only 6 years old now rotten through and I was able to push a screwdriver through in 3 places on the chassis.🕳️
Now as the landlord is retiring back into the house they once rented a new boiler is the most sensible option.
Quote given for a powerflush, filter and nice Vitodens to be run on smart controls

Removed another rusty inefficient 35 kw Ideal Logic from a system with only 7 radiators/ 1 bathroom and fitted a 26 kw Vitodens and it still outperformed the logic with much more efficiency and modulation with output rated down on Ch

Busy week removing a 70s warm air unit with permanent pilot on both heating and hot water circulator.
Replaced it with a nice new Vitodens 100 26kw combi .Plus full heating circuit and rads including chasing pipes and rescreeding.New gas run . omega filter (Hiden under worktop)

That's a pair of maisonettes completed over the past few weeks

The customer was happy to be rid of the relic and now running on the vi care app with a massive improvement in hot water pressure and efficiency

I do love the Viessmann boilers they are far more advanced than the status quo boilers 👌🏽Just look at the display 🤓

Job of past 2 days Open vented cylinder removed and a spaghetti junction of pipes cut back .
Converted from Y to S plan (As it's running on an ideal logic anyway) with a auto bypass and fitted a Joule cyclone unvented cylinder.
Sealed Ch system to overcome years of poor circulation and air admittance.

Now hot water pressurised and old leaking loft tanks decommissioned just before they came through the ceiling
Much tidier and more efficient system

Big effort to get an old Range Powermax thermal storage unit out down 2 flights of winding stairs (Thanks Si Baker 💪🏽) Simon Baker and replaced with the don of boilers a 222f ..wow only 25 kw but can run 4 taps at once due to its 100l plate loaded storage cylinder .
System flushed out omega filter fitted .
Another tricky slate roof made light work of by SA Baker roofing 👌🏽

Boiler Wired via weather comp outside sensor and connected to vi app via wi fi control direct to boiler .
Great test of skills on this one and something new .Customer very happy with the improvements in hw delivery and inevitable hugh efficiency gains

Viessmann Vitodens 100 30 kw combi wired on a basic opentherm programmable stat to suit customers needs .

I know the plywood brigade will gasp but I love bare brick 🧱 😋

Replaced this ropey Worceseeesterrr after flushing the system. It had multiple issues including leaks poor combustion blocked heat xchangers.
Flushed out the system via the omega filter I fitted then replaced with the Vitodens 100 combi .
Viessmann have stainless steel in house made bullet proof heat xchangers and modulation rates not matched by any other brand meaning it saves you £££🫰🏽🤑💷
New boiler was 3 kw smaller while also increasing hot water delivery and 15kw down rated off the heating circuit with reduced flow and return Temp to ensure optimal condensing ..also radiators hotter!

Vertical flue system and some basic to suit the customers needs .
12 year warranty !

Heating systems can be set up to reduce our carbon footprint with only minor adjustments and a quality boiler like a Viessmann

It's crazy that I often visit boilers that have been on contract with large companies but we still find safety issues .
Make sure you are getting your boiler fully checked and service to avoid some of these issues !!

This system was in a poor state due to bad Flushing and filling the Worcester aluminium boiler with softened water .

Boiler was written off due to cost to repair and insurance luckily covering the replacement for the customer.
Flushed using f8 and made easy with the powerflush adaptor .
Had to suck dirt out of a couple of pipes and ended up with a bucket full of sludge from rotting rads and heat xchanger .

To add to it the original Installers did not connect the pump overrun meaning the boiler got too hot at the end of a cycle .Also they only wired a switched live no permanent live cutting the power to boiler Inbetween demand

4.5 Yr old boiler now wasted going to scrap !

System now fresh and new boiler has been fitted

Called out to no heating 🥶 but hot water was working ,fairly standard winter breakdown the mid position valve Actuator had failed .

The mid position valve is a valve which diverts your boilers heat through either the hot water tank or the radiators and also acts as the switch live back to your boiler to fire it up.

👉🏽Top tip you can often turn on hw then manually open most types of valve via the lever on the end to give you temp heating .

Given the Honeywell valve heads are now £100 and have questionable reliability lately .I have opted to replace them with Eph heads going forward.
Direct replacement on mid poss and for 2 ports a simple plate adaptor as pictured.

Half the price and seem well made 👌🏽 👊🏽

🧊 Now that boiler condense pipe was well frozen ! ❄️
This was causing ignition lock out and horrendous noises from boiler .
The cold weather can be a nightmare for long external condense pipe runs from boilers
Sometimes a hot water pour over it may help !

Winter tyres are on the van so hopefully nowhere I cannot get to locally if the weather gets worse 🚜🧊

I will be closing for Christmas 🎅Boxing 🥊 day and NY day otherwise I will be ready for the rescue during weekday work hours for reactive work

On looking to remove existing ridge vent realised the Flue had rotted on ridge and a recent roof clean had unearthed gaps letting rain water in .
