GEORGE STREET, HOVE

Matt and his team are still whizzing on this project for our returning Investor and are currently ahead of our schedule. Everywhere should be plastered by the end of the week. First fix electrics and plumbing have been completed and most of the windows are now in place. Our PM Jon is currently working on the kitchen design with a couple of rejig's required and will be meeting our investor onsite in the next week or two, to complete the final interior designs/feature walls and furniture planning.

PROJECT UPDATE 👷‍♂️ 🚧 Mixed Use Development
Our plan is to renovate the commercial unit on the ground floor with an open plan kitchen, store and WC. Create a 1 x 2 bed apartment and a 1 x 5 bed HMO.⠀

Our PM Tim has been to our North Road, Lancing project and is actually 'on the tools' as we speak with a paint brush in hand, helping the crew onsite as we head into the final push on this project. With the final stages of the decorating underway and feature wallpaper going up, as well as the final electrics being completed.

In conjunction with Whaleback Planning & Design (.ltd) we contributed to the Brighton & Hove City Council (), consultation on the proposed Article 4 Direction to remove Class E permitted development rights in the city, which would come into force in February 2023.

We have raised concerns about the proposed Article 4 as we feel it goes well beyond the Government's new NPPF policy and guidance on Article 4 Directions, which has raised the bar for justifying the adoption of such Directions. We hope that the council will take on board our concerns and we look forward to the publishing of the response to the consultation.

It has been a very long time since we shared an update on our Bognor project, forgive us! We have been riding the roller coaster 🎢 , minefield 💣and constant storm ⛈️ that is planning applications. We are currently preparing further reports and supporting documents for our current application, fingers crossed we will be able to share more with you soon 🤞

Whilst we we down onsite this week undertaking a drain survey we thought we would share some shots of the stunning views from the property 😍

The windows 🪟 are in at our Newland St, CLT new build 👏 everything is starting to progress again at pace following our recent delays.

- The new stairs arrived today and will be fitted by the end of the week
- Insulation to be fitted to the exterior
- 1st fix electrics and plumbing completed
- Closing up and overboarding to be done next week

PROJECT BRIEF - to create a 6 bed house with 3 en-suite shower rooms, 1 communal shower room and x 2 separate WC's.⠀⠀
