JAA were delighted to undertake the conversion of this listed former old dairy building in the centre of Broughton, Scottish Borders to form a new holiday let property. This was a challenging project due to the listed status, the location in an area of flood risk and having few existing window openings.
We have kept changes to the exterior to a minimum, with the interior being stripped back to the stone walls before adding new underfloor heating throughout, highly insulated floors, and an air source heat pump.
A new oak stair to access the old drying floor creates a fun second living area and also serves as a room divider between the open plan lounge/ kitchen/ dining areas.
A new window opening to the rear of the lounge provides a perfect window seat with views towards the river bank and the obligatory hot tub area.

Discover Jefcoate Anderson Architects' restoration of a listed garden flat on Dundas Street in Edinburgh's Georgian New Town. Built in the 1800s, this property underwent extensive renovation, stripping it back to the original stonework and replacing floors with insulated, heated, solid ones. Retaining the bedroom fireplace, we applied a traditional aesthetic with meticulous attention to decorative details. Specialist interior finishes such as doors, windows, and shutters, and bespoke leaded glass panels were commissioned. Reproduction Regency wallpaper graces the master bedroom and dining room, blending seamlessly with Georgian paint colours.

Jefcoate Anderson Architects have recently completed the remodelling and renovation of a 2-bedroom, mid-century cottage in the leafy Merchiston and Greenhill Conservation Area, Edinburgh.

Our brief was to remodel the house, creating new spaces that would provide a bright and welcoming environment for our recently retired clients to pursue their passions for music, painting, books, and entertaining.

The remodelled house is entered via a new double-height entrance hall and dining area. Oak panels, back-lit with LED lights, line the lower walls, designed to allow for artwork hanging, whilst extensive oak shelving provides generous amounts of display space for the array of items our client has collected over the years. We love how these bring an exuberant eclecticism to the interior and celebrate our client’s passions and experiences.

A bespoke oak staircase leads up to the first-floor feature landing comprising a window seat and a large picture window framing the mature trees beyond. Built-in oak bookshelves line the walls on either side. The landing leads onto a master bedroom and to the client’s art studio with walls, floor and ceilings finished with OSB board.

Our client succinctly summarised the project process in the following words;

‘In the beginning, we were asked what we wanted – we said a house of “glass and wood”, which is what we now have: a beautiful house, full of light, which sits happily in the leafy space that surrounds it.’

Landscaping commenced and looking sharp against the blue May sky in Colinton, Edinburgh, now that summer has finally arrived!

Jefcoate Anderson Architects was appointed to design this family home within the grounds of a Category B listed, early 20th century, Arts and Crafts villa on Grant Avenue, in the heart of Edinburgh’s Colinton conservation area. This property is our second new build home on Grant Avenue.

Designing contemporary structures within sensitive locations often generates strong opinions, and this project was no exception; however, the City of Edinburgh Council was supportive. Planning consent was granted in June 2020, with the planning officer describing the proposals as;

‘’a high-quality contemporary design that would create a juxtaposition between the historical and new. The design concept would contribute towards a sense of place through the interest created by the contrasting architectural themes between it and the existing property.’’

We are proud to have successfully collaborated with Avenue North, MBC Timber Frame Ltd. Booth King Partnership Russell Window Systems, Bauder Flat Roofs PORCELANOSA Kitchens International, Scotstar Resin Curtis Heating and Energy Solutions to deliver this fantastic home for our clients.

Planning permission was granted today for this replacement fully accessible home on a steeply sloping site for our client in the Scottish Borders. The new home will have the ground floor raised half a metre from the existing house. This provides level access from the pavement to the front door.

The street elevation is north facing with minimal window openings. The main living spaces have all been oriented to the south, which enjoys large windows and views over the village to the hills beyond.

Access to the garden is either via the covered terrace on the ground floor or the external terrace accessed via lift or stairs from the lower ground floor.

This was a very exciting project for Jefcoate Anderson. The complete refurbishment and extension of a B-listed townhouse in Edinurgh's west end. The property was bought by a developer client to become their own home. The property was in a terrible state of repair and had some very questionable decor (think carpeted walls!).
A full refurb from top to bottom including seamless installation of intelligent lighting, heating and audio throughout along with a stunning dining kitchen has created a stunning home just a few minutes walk from the city centre.

Blue sky days like today make us think of this project we completed with Stephen Loy Building Services and Booth King Partnership This new extension and remodelling of the rear of the house and garden really make the most of the incredible views towards the Pentland Hills with the frameless glass corner. It's a view we'd love to wake up to.

We are a busy and expanding practice, working on a broad range of residential projects for private and commercial clients, and are looking for a motivated and committed project architect to join our friendly team in Edinburgh.

We are keen to hear from candidates with a minimum of 3 years post-qualification experience in running projects through to completion, and who possess strong design, technical and contract administration skills.

The ability to work independently and effectively, from home and in the office is essential and candidates will be expected to contribute toward the growth and development of the practice.

A competitive salary is offered based on experience.
