This stunning house is a modified A3 Example Home (A3M). With three bedrooms it has been designed and positioned to capture the panoramic views over the Beauly Firth and the hills beyond.
The home is predominantly open-plan, maximizing its connection to the surrounding vistas. Expansive covered decking areas facilitate year-round enjoyment of the outdoor space. The cross-section of the house showcases a mono-pitch roof design that allows ample south light to permeate the living spaces through roof glazing. The primary structure is defined by large-section Douglas Fir post and beam frames, shaping both internal and external areas.
This energy-efficient house boasts high levels of Warmcel insulation, underfloor heating connected to a ground-source heat pump, and solar collectors.

Assembly Operative Needed at MAKAR Homes!
MAKAR Homes is looking for an experienced individual to join our busy assembly team. We manufacture net-zero, healthy timber homes at our facility on the outskirts of Inverness and need a dedicated professional to help us continue delivering excellence.
About the Role:
This position involves joining our assembly team responsible for assembling closed panel n-SIPS homes across Scotland. You will need to work away from home for periods, with accommodation and subsistence provided. A full, clean driving license is essential for this role.
What We're Looking For:
We seek someone with excellent knowledge of Health and Safety, who is a superb team player but also capable of working independently. You should have sound woodworking knowledge, competence in using hand and power tools, and familiarity with cranes, lorries, and scaffolding. While skills can be learned, the right attitude is crucial for us – we value a positive attitude over extensive skills.

Forklift Driver Needed at MAKAR Homes!
Join the team at MAKAR Homes, where we are leading the way in manufacturing net-zero, healthy timber homes. We are currently looking for an experienced forklift driver/skilled laborer to join our busy facility on the outskirts of Inverness.
About the Role:
In this full-time position, you will operate a 'combi-lift' multi-directional forklift. Your responsibilities will include receiving incoming materials, removing completed products, and loading them precisely onto lorries for site delivery. You will also check equipment and tools, perform general tidying, and assist operatives with manual handling duties.
What We're Looking For:
We are seeking someone with good practical skills and a strong awareness of health and safety. You should be able to think on your feet and adapt to different tasks. A commitment to being a team player with an excellent work attitude is essential. Flexibility to potentially take on further duties in the future is a plus.

We deliver MAKAR homes to a wind and watertight stage, which means the home is complete externally without carrying out the complete internal fit. We use locally sourced natural materials and allow customers to make their own choices on how the building is completed and by which tradespeople.
We also partner with a range of specialist businesses who project manage and organise all aspects of the internal fit-out work, taking these beautiful homes to move in stage.

It’s not only the timber structures of our buildings that are made from non-toxic, recyclable and carbon-negative materials; we are also careful in selecting the insulation for our homes.
MAKAR use only two types of insulation: recycled newspaper cellulose called Warmcel and wood fibre boards.
Warmcel is a recycled newspaper insulation with very low embodied energy, as well being an inert material with no off-gassing of Volatile Organic Compounds. Warmcel is natureplus® certified, recognising a product that meets the highest standards from raw material sourcing or extraction, to low emissions and clean production methods. The hygroscopic properties of Warmcel helps moisture to naturally migrate to the outside of the building fabric without building up on structural elements.
Boron salts added to Warmcel deter vermin, insects and mould growth as well as providing fire retardant properties. The specific heat capacity of Warmcel provides comfort in both winter and summer as both insulation and thermal mass.
Wood fibre boards are fitted externally and around windows to provide a full insulation jacket to the house. Like Warmcel the boards deter vermin and insects, and are suitable for external installation, behind the rainscreen cladding board.
The technology and expertise that go into our eco homes mean that we can deliver them to Passive House standard, fully certified, if required. Not only do MAKAR homes achieve ultra-low operational energy use, but we also address embodied carbon, locking up more than emitted during delivery.
We are dedicated to building ‘fabric first’ homes, which reduce energy requirements in the first place. To complement this approach, we can add renewables including solar panels, air and ground source heat pumps, back-boiler wood-burning stoves, rainwater harvesting, and PV battery systems.
MAKAR's A5 Example homes are spacious, with five bedrooms and a home office. They are ideal family homes with open plan living, kitchen and dining areas that are well-zoned to provide a great outlook and access to covered external spaces. A central feature of MAKAR’s model is the development of a closed load-bearing panel n-SIP (Natural Structural Insulated Panels) system that uses natural materials throughout - untreated Scottish grown timber and cellulose insulation (treated with Borax, which acts as a fire retardant), either re-cycled paper or wood fibre.
This approach remains unique in the commercial building industry.
Panels are manufactured in the workshop with external finishes such as larch cladding, complete with doors and windows.
The use of closed panels produces buildings that are airtight, healthy, highly thermal and carbon efficient while regulating moisture dynamically.
The first of our series on MAKAR homes and commercial buildings explores our choice of timber over steel and non-natural alternatives. This results in significantly lower embodied carbon within our buildings than other comparable UK studies. Rather than being a source of carbon, our timber-intensive buildings form part of the global sink.
Our design approach has been tailored to the available Scottish timber resource. In the process, we have successfully developed a Scottish supply chain for our timber supplies, which all come from timber processors based in the North of Scotland. This gives us a secure source of timber with negligible associated carbon miles compared with imported timber.
The key species utilised are Sitka spruce (in natural Structural Insulated Panels, n-SIPs), European larch (for external cladding), and Douglas fir (for post and beam frames and other large components).

MAKAR employs a timber-based off-site construction system whereby each home is manufactured in our Inverness workshops. Our system is defined as Natural Structural Insulated Panels (Nat-SIPs), recognising they are constructed of Scotland’s natural high-quality materials. Your home is delivered to site as a series of Nat-SIP panels, with cladding, roofing, natural insulations already installed.
Quality is assured as the superstructure of the house has been manufactured in a controlled environment, allowing a high degree of precision and quality control. The home is brought to a wind and watertight stage very quickly – which is ideal in our Scottish climate!
