So what the... was I thinking when I hired a 4 mtr van for a recent exhibition (the Property Developer Show) when all I had to carry was:
1. 2 x Armchairs
2. 1 x Floor Plant and Pot
3. 1 x Medium sized rug
4. I x Floor Lamp
5. Me
Usually we can fit the contents of a 3-4 bedroom house in one of those babies.

It wasn't my best day as I
😫 reversed into a telegraph pole which caused damage to the bumper
😫 got very stuck in the car park at the Etihad Stadium (THANK YOU to the guy who directed me out of that sticky situation)
😫 discovered at the end of the day that a high sided vehicle had decided to have an argument with my van. I know who you are and there's cctv so I'm coming for you!

What paddle boarding taught me…
(It honestly did, I can’t stop thinking about it 🤣)
✅ the thought of making a mistake (ie falling in) massively affects performance and ability to have the most fun
🤩 some people’s fun is chilling. My fun is adventure. Choose your fun and don’t deny yourself.
😝 when you allow yourself to make a mistake (ie fall in) you realise it was completely fine and your skills on the board increase TENFOLD.
Definitely a metaphor for life in there, eh?

So last weekend I stepped away from my phone and my laptop.
And stepped into the Lake District with these wonderful humans.
We
laughed
climbed a mountain
did loads of restorative yoga
ate delicious home cooked food
played silly games around a campfire
went paddle boarding on Lake Coniston - with a few acrobatics thrown in for good measure (half of the lake was drunk by me 🤦♀️)
I’ve come home feeling 10 foot taller.

Apparently people fear public speaking more than they fear death 🫣*
* I’m pretty sure I didn’t make that up and I definitely read it somewhere. Have you heard that?
Well, I’m not sure about death - but I do know I believed it was my biggest obstacle in business.
And I do know that I very quickly decided to tackle it head on when I set my business up in 2022.
I’ve talked about this before and I’m super proud of the fact that I decided to have some hypnotherapy for said fear (thank you as ever to the legend and wonderful human that is McDermid).
This helped me change my mindset.
And why am I telling you this today?
Because last night I spoke in a room feel of people and it felt GREAT!
Not just Ok.
Not just decent.
Not just acceptable.
But actual GREAT! **
Why was this?
1. Practice, practice, practice.
I’ve been speaking on the property circuit for 2 years now. I put a lot of effort into what I’m going to say, and how I’m going to say it.
2. I’m extremely knowledgeable and passionate about my subject.
**Today I’m going to bottle this feeling because we’re not kind enough to ourselves are we? When we feel good about something that feeling far more easily slips away than the bad ones that linger 😬

This was a low point for me last month!
As well as several installations all within a short few days, I decided it would be a good time to do a stock take.
🤨There’s method to my madness 😁
The installations meant pretty much all my stock was out, so it as a great opportunity to literally
take stock
assess what I wanted to keep, sell or charity
and give notice on my expensive storage unit
But a combination of factors, including unwittingly choosing a day when virtually the whole of Leeds came to a standstill due to major roadworks (😭) I had a dump the lot in my garden at 10pm and worry about it the next day.
This is the next day! And it was not supposed to look like this😬😬😬
I’m getting a lot better at seeing the positive side of things though, since becoming a business owner.

I mean what the hell would I have done with it all had it been raining 🫣😂
Glamorous my job is absolutely not!

Choosing a holiday with kids isn’t always easy is it….
Much more simple to figure it out when it was just the 2 of you!
This year we went to Lagos in the Algarve.
And it was super cool!
Completely unlike anywhere else I’ve been in southern Portugal.
Been anywhere nice lately? (Hairdresser speak 😆)
One thing I notice a lot when people are decorating with colour
Is that when they think about colour...
They only think
📣 COLOUR!!!! 📣
You know, kinda caps lock, full on, intense colour.
Like it’s that, or white...
and nothing in between.
So if you’re choosing a colour palette, either for yourself or for your tenants, think about considering colours with a softness, that are easy to live with.
Imagine a tin of orange paint 🧡
It’s vibrant and energetic.
Great for some spaces, but really not for all.
Then imagine adding a touch of black paint to the tin, plus a load of white.
Mix it up!
And you suddenly have a much softer colour that could work well on all walls, and give you a much more elegant, cohesive scheme than if, for example, you'd gone for 3 very pale walls with a dark feature wall as a contrast (not the best imo and something I see alot of).
Colour doesn’t have to be scary!
It doesn’t have to be caps lock on intense.

As much as I agree that is a strong fact; in my "been doing this for almost 20 years" humble opinion (!) this is NOT 🛑 the most powerful reason for needing to stage a property for sale.
In the words of Jennifer Aniston, "And now for the science bit"....
If you're selling a blank space, it will evoke very little emotion in a human being

People buy through a positive emotion or feeling - NOT through logic (science)
⬇
Colour is emotion. Colour is processed by a part of our brain that is responsible for emotions (even more science!)

So once you introduce colour, in the form of furniture, wall art, accessories, lighting and soft furnishings...

VOILA! You have enabled your viewer to feel emotion. They will remember your home. It resonates.
They can now fall in love ❤️
