Hamlet House - Extending in the Green Belt

This detached property in the Green Belt has been extended over the years to create a long and narrow form with a poor connection to the garden and an in-board kitchen. The design proposals alter the interior of the property with a relocated staircase, improved entrance experience and new open plan kitchen/dining/snug to the rear of the property, bringing light and a spacious feel to the property.

A sequence of planning applications are being submitted for this proposal to gain the additional area as required via permitted development to then be implemented within the more sympathetic proposals presented.

Lane House - Extending in the Green Belt and within a Conservation Area

The existing house had been extended over the years resulting in a mis-matched rear elevation with multiple projections including a poorly insulated conservatory. The interior space was ultimately compromised by this layout and was unable to be used for most of the year due to the overheating or cold nature of the conservatory.

The proposals include for the conservatory to be replaced and linked into the existing rear extension within a seamless form that takes cues from the materials of the main house. White painted brickwork sits alongside handmade roof tiles and crittall glazing. A new family space is created at the rear of the house with improved connections to the garden.

Lane House - a replacement extension within a Conservation Area and the Green Belt.

A contemporary extension with a vaulted ceiling replaces an existing dated conservatory to this large detached property in Berkshire. Feature crittall doorsets connect the open plan living space to the garden, bringing light into the depth of the plan. A generous kitchen with island creates a fantastic new family space at the rear of the house.

Hill House - a light and airy open plan kitchen becomes the focal point of the house, with a generous central island, replacing the existing small kitchen and separate dining room. A concealed pantry and Boot Room connect to this central space, providing further storage and cupboard space. Large crittall doorsets bring light into the room, carefully shaded by a small overhang.⁠

We have some exciting projects in the pipeline at Fineline. Our Hill House project in Buckinghamshire takes a dated 1970s house and transforms it into a contemporary family home.⁠

The brief was to upgrade the kerb appeal of the existing house whilst bringing the interior up to date with open plan living. A series of small scale extensions above ground include a single storey rear extension, first floor rear extension alongside a larger semi-basement. In combination these allow the addition of a kitchen, living dining room opening up to a garden terrace, a new Master Suite at first floor level and a playroom/gym at basement level. These interventions allow a dramatically improved connection to the garden from all spaces, taking advantage of the longer view across the countryside.⁠

Oak House - Interiors

For this new build house interiors package we have taken cues from the rural location with a soft green tone running through the house alongside warm neutral base colours. A beautiful scheme for our client to enjoy whilst also being durable for their grandchildren!

This project started on site this month near Henley-on-Thames, due to complete at the end of the year.

Bay House

This property is a Victorian classical villa located within a Conservation Area, with a symmetrical double bay frontage covered in trailing wisteria.⁠

The clients approached Fineline Architects as the kitchen was not appropriate for the size of the property (being formed of a small galley kitchen), with a conservatory which had the standard problems of overheating in the summer yet being freezing in the winter. A new open plan kitchen was the key component of the brief, whilst also adding a further bedroom to the property at first floor level.⁠

A single storey and first floor rear extension were proposed to the rear of the property to replace the conservatory and to extend upon an existing central projection. The style is complementary to the existing property, referencing the two storey bay windows on the street elevation.⁠

Working closely with a Heritage Consultant and the Council, successful planning approval has been received for this project.⁠

Willow Tree House

The existing interior of the house was replanned, relocating the family spaces to the rear of the house to take advantage of the views across the gardens.⁠

The Boot Room and Utility Room were relocated to the northern side of the house. The Boot Room is handily located between the Utility Room and Kitchen, providing the storage required for family life.⁠

Willow Tree House⁠

To establish a strong connection with the garden using south facing glazing in the extension, a strategic overhang has been introduced at Willow Tree House to mitigate summer solar heat gain.

The zinc roof extends over the glazing with a tapered edge, providing both practical shading and a refined architectural detail.

Willow Tree House

A new kitchen with large island and breakfast bar looks out on to the willow tree in the garden at this project.

Swipe right to see the before image of the kitchen, which looked out onto the private lane with a limited connection to the garden.

The new positioning of the kitchen, partially within the new extension volume, allows this area to flow seamlessly into the new snug space and the existing dining room. A large rooflight also brings light into the depth of the plan alongside the minimal frame sliding doors.

Willow Tree House

Initially, the main social spaces of this property were orientated towards the lane, which needed to be addressed as the house is situated within a generous plot.

A single-storey extension at the center of the L-shaped structure provided the opportunity to relocate the kitchen and establish a direct connection with the garden. The result is a spacious open-plan area featuring rooflights, corner glazing, a picture window, and a window seat. These design elements establish numerous points of contact with the garden, ensuring that there is a garden view from every vantage point.

The extensions and alterations to this property have created a seamless flow, guiding you from the entrance hall into the newly combined kitchen, dining, and snug space within the extension area. The new kitchen island overlooks the garden through corner glazing which slides back to allow a fantastic connection to the garden. ⁠

A dedicated playroom and an formal living room are positioned away from this central area, providing distinct spaces for various times of the day.⁠

Willow Tree House ⁠

A contemporary extension to a rural house near Henley-on-Thames. ⁠

The original house had limited connections to the extensive gardens. We redesigned the ground floor of the house and reorientated the spaces to open the house up to the south facing gardens.⁠

A light filled extension was added alongside the internal alterations to create an open plan kitchen, living and snug area directly connecting to the garden through sliding doors. A picture window creates the perfect spot to sit with a cup of tea and look over to the willow tree in the centre of the garden.⁠

Mews House.

The clients have invested to restore and reinstate character details to the existing townhouse and the proposed two storey side extension needed to align with this approach. ⁠

This mews style extension replaces an existing single storey garage and will provide the family with a new office/playroom at first floor level, with a more practical Boot Room within the ground floor for improved day-to-day access.⁠

Gable House

The rear of the house at ground floor is split into two social spaces; the large open plan kitchen/dining/snug space with large sliding doors opening out onto the garden, and a separate generous living room with bi-folding doors under the gable glazing.

Situated within a secluded plot, this allowed large expanses of glazing to be included within the design to both the front and rear of the property without compromising on either the owners or their neighbour's privacy.⁠

Gable House

A replacement new home on the site of an existing bungalow, this house opens up the gardens and the views beyond. Bi-folding doors open the large living room onto the patio, whilst the Master Bedroom above looks out over the valley through gable glazing.

At Gable House the gas tunnel fireplace acts as a visual connection between the open plan snug area and the larger living room, whilst providing a feature in each space. The snug provides a cosy seating nook for the owners, whilst the larger living room is used when the whole family gathers together.

A light, bright and generous kitchen at our Gable House project is helped by keeping the back wall free of wall units and clutter. Open shelving provides a space for greenery and photographs whilst adding to the spacious feel of the kitchen. A pantry and adjacent utility room offer extra storage.

Gable House - Berkshire

We worked closely with the our clients who lived in and owned the original bungalow on this site to develop a scheme for a replacement two storey house on the plot. The secluded location enabled us to open up the house to both the driveway and the rear garden through gable glazing. A vaulted entrance hall creates a fantastic entrance to the house with a galleried landing above.
