📊 While we've seen interest rate rises recently, this time, they chose to keep the base rate the same.

What does this mean for you as a property investor? 🤔 Well, it's like riding a horse in the property market – a delicate balance.

🐎 Too much pulling back on the reins, and we slow down the market too much leading to falling house prices and people falling into negative equity. On the other hand if we let the horse run wild, it could lead to chaos - uncontrollable and unaffordable inflation, property prices and rents.

The Bank of England's choice to maintain a steady pace is like a gentle pull on the reins, guiding us towards a sustainable and balanced property market (and economy).

The Highways England scheme is leading the way with a further transformation in Hull…

One of the busiest sections of the A63 at the Mytongate junction will be lowered, creating a brand new stretch of road between Ferensway and Commercial Road. The eastbound carriageway will also be widened to three lanes for smoother traffic flow!

🚧 The autumn progress looks promising as dozens of steel cages have been lowered to lay the foundation of a new underpass. This ambitious project will carry east and westbound traffic, providing a seamless journey through the city. Plus, a new bridge above will connect Ferensway to Commercial Road, redesigning the Mytongate junction completely!

What is an NMLI (no money left in deal) we hear you ask...

A "no money left in" deal is a type of real estate investment strategy where an investor identifies investment opportunities where profit margins are large enough so that upon refinancing, the loan given pays back all capital that has been put into the project including any lending.

In this type of deal, the investor typically secures financing to cover the purchase price of the property as well as the costs associated with renovations or repairs. Once the property is renovated and its value has increased, the investor refinances the property to recover the initial investment 👉 leaving no money left in the deal.

The idea behind a no money left in deal is to use leverage to maximise the return on investment and allow you to recycle your funds time and time again to buy more property. However, this strategy requires careful planning and ex*****on to ensure that the investment is profitable and the risks are managed effectively.

All too often we hear “It’s a no money left in deal so it’s a no brainer!” 😮 Managing Director, Sara Newson says this is amateur investing if ever I heard it. There is so much more that you MUST consider and this dangerous attitude could leave you in deep trouble…
