Midway through construction, we have a second meeting to fine-tune interior elements such as plumbing, cabinetry, and electrical work. This occurs once the structure allows for a walkthrough, providing a tangible sense of the space.

Lined Shell: Includes insulation, plumbing, electrical work, plywood linings, doors, and trims. Offers around 1/4 savings off the finished price.

Kitset Option –

We can provide a package including the trailer, framing, potentially doors and windows, and cladding materials, delivered directly to you. Pricing varies based on inclusions.

..that dwellings under 60 square meters ("Granny Flats") will no longer need resource or building consent, with the changes in legislation scheduled for mid-2025.

Needless to say that we have been ready for this for a long time, all our single-storey models already meet or exceed the requirements for "Granny Flats" in the proposal:

🛠️ New Wānaka Tiny Updates 🛠️
Our newest Sophie's frames are now up, with exterior gold foam insulation, exterior cladding, interior insulation and interior lining next on the list. Our other Sophie, which is much further on its journey to being a tiny house, has just finished the cladding and roofing stage, and we have already finished the insulating, lining, flooring, painting and interior doors.

We thought you might be curious about the complete process of building a tiny house with us; here are the steps when you're ready to get started:

Deposit Received: A $7,500 non-refundable deposit secures your build slot and kicks off the design process.

Design & Pricing: Allow 4-8 weeks to customize one of our standard designs (either our custom designs or from Shaye), during which you'll receive a set of drawings and a fixed price quote.

Contract: The contract for Shaye's designs require a $50,000 payment (approximately 20% of the contract price) upon signing. An Elsa or similar design requires a $25,000 payment. This helps us order the trailer, windows, and framing.

Build Start: Construction begins 4-6 weeks after signing the contract.

Construction: An entire Shaye build process typically takes 14 weeks from the start. You'll make three payments of $50,000 (or 20% each) when we reach the framing, weathertight, and lining stages. An Elsa or similar design can be built in 10-12 weeks, and requires $25,000 instalments. The final payment is due before delivery.

Please keep in mind that delays can still occur, potentially extending the construction time to 18-24 weeks. Your dream tiny home is worth the wait! 🏠💫
