After 2 months of house hunting, I managed to secure a beautiful house where my client can finally call it HOME! It fulfils all the checklists that we are looking for and best of all, this is an 🆄🅽🅳🅴🆁🆅🅰🅻🆄🅴🅳 🅶🅴🅼 which is bought at a very good deal.

Within the cluster, there have been units transacted at:

I have gotten them the sweetest deal ever, securing the 4rm HDB unit at #18 $55X, # # #. A triumphant closure!

However, it wasn’t all that sweet throughout. They almost went into an emotional closing for a unit at #06 $600,000. I had to rescue them out, advising them on the facts/numbers and realign their focus on the merits instead. On top of that, their budget was limited, squeezed by the market situation where many houses are selling at high prices, some with COV.

In spite of the new cooling measures, the HDB resale market remains resilient. HDB resale prices climb for the 19th straight month with healthy demand for HDB resale flats.

27 resale flats exchanged hands for at least $1 million in January 2022. By far, the highest transaction clocked at nearly $1.34 million for a 5rm DBSS in Natura Loft (Bishan).

These new restrictive measures will definitely refine the target audience for flats in prime location. Subsidy clawbacks, 10 years MOP, not forgetting its BUC period of probably 4-6 years, that’s a lot of investment time and opportunity cost whereby it can be properly utilized instead.

Here’s a Food for Thought:
No doubt, this will control the future demand. However, I would expect that there will be a demand flow outward which may be seen as good news for some. Time will tell.

As expected, these 2 land parcels will definitely draw high competition amongst developers. Why? These lands are fueled with many merits, considering its fantastic location, landscape attributes and future developments within the vicinity. There are 10 bidders fighting to each land parcel.

Given the fierce competition, the way to emerge victorious is to place courageous bid above all. The winning land price for both land parcels is transacted at $1,200 psfppr which is 𝟮𝟬% 𝗵𝗶𝗴𝗵𝗲𝗿 than the last GLS land sold which is currently built as ONE NORTH EDEN. Clearly, developers are hungry to replenish their land bank to strike a winning bid.

We have land cost, construction cost, material cost all going higher. Someone will have to bear these costs. Developer or homeowner?

I say buy to wait and NOT wait to buy. Stay invested stay wise!

This is higher than the previous peak in 2013. Such phenomenon is contributed by the strong resale flat demand as construction sector faces manpower and supply disruptions, leading to BTO projects delays.
This is a GOLDEN PERIOD to those who wish to cash out and reap in high profits. Ride the wave before it is gone!
