Happy Thursday! Today I attended a networking event with Triangle Womens Network - TWN and met some amazing business owners! I gave everyone in attendance a coffee card for their next Starbucks on me!

📺 YouTube is an incredibly successful platform for many. If you are considering making YouTube your primary focus, make sure you are prepared for a few things. ⁣⁣

1. 𝐁𝐚𝐭𝐜𝐡 𝐲𝐨𝐮𝐫 𝐜𝐨𝐧𝐭𝐞𝐧𝐭. YouTube requires consistency. You will need a content calendar and a plan to record when you feel inspired and ready to be on camera. ⁣⁣

2. Use your social media platforms to 𝐩𝐫𝐨𝐦𝐨𝐭𝐞 𝐲𝐨𝐮𝐫 𝐜𝐨𝐧𝐭𝐞𝐧𝐭. Use snippets and sizzle reels that drive viewers to YouTube. ⁣⁣

3. If you are expecting YouTube to be profitable or convert immediately, you are going to 𝐧𝐞𝐞𝐝 𝐭𝐨 𝐡𝐚𝐯𝐞 𝐚 𝐥𝐢𝐭𝐭𝐥𝐞 𝐦𝐨𝐫𝐞 𝐩𝐚𝐭𝐢𝐞𝐧𝐜𝐞. To get paid by YouTube, you need to follow all of YouTube's monetization policies and live in a country or region where the YouTube partner program is available. You can apply for monetization once you have 𝟏,𝟎𝟎𝟎 𝐬𝐮𝐛𝐬𝐜𝐫𝐢𝐛𝐞𝐫𝐬 𝐚𝐧𝐝 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝟒,𝟎𝟎𝟎 𝐰𝐚𝐭𝐜𝐡 𝐡𝐨𝐮𝐫𝐬 in a year time frame.⁣⁣

4. If you want to use YouTube to lead generate, you will need a plan as well. A 𝐜𝐚𝐥𝐥 𝐭𝐨 𝐚𝐜𝐭𝐢𝐨𝐧 in your videos, and then a strategy that goes with that call to action. ⁣⁣

5. If you want to monetize and lead generate a little more quickly, there is another option. Your Home TV is a streaming platform that allows you to broadcast your content. It's relatively new but it's a business model that kind of turns YouTube on its head a little. ⁣⁣

Happy Fake Fall! It’s the first glimpse of pumpkin lattes and cooler temps. And then there’s the infamous market shift.

While you’re exploring all things pumpkin or vehemently refusing to participate until it’s sweater weather, wishing you a happy September 1st and all good things that come with it.

There’s lots of chatter about the market, no matter which one you are in. Everyone’s opinion is different and their actions differ as well. With interest rates increasing, home prices are stabilizing and we are no longer seeing 100’s of offers and closing prices well over asking. But depending where you are, inventory may still be low and people are still moving no matter what the market is doing.

What does it all mean? Your marketing better be on point. If you are a REALTOR®, your listing presentation needs to be amazing, the way you market a listing has to be better than your competition.

If you are a buyer, make sure your agent knows the market back and forth and inside and out. You may need to interview several agents until you find the right fit.

If you are a seller, make sure your agent knows the ins and outs of pricing appropriately and ask who they are going to market your home.

“AUSTIN, Texas – According to the Austin Board of REALTORS® (ABoR) August 2021 Central Texas Housing Report, home sales decreased 4.6% compared to August 2020. The data indicates the market is calming as typical seasonality has returned in terms of number of closings, even as median sales prices maintained the gains made over the course of 2021. Despite setting a record for the month of August with a median sales price of $470,000 across the MSA, prices are no longer increasing at a significant rate month to month.”

““The region’s housing market is calming compared to the hectic pace experienced at the beginning of the year,” Susan Horton, 2021 ABoR President, said. “While it wouldn’t be appropriate to say market conditions are normalizing – inventory is still at an all-time low and homes are still selling as soon as they hit the market – August’s housing activity is closer to what we would typically experience in the fall.
