New Mortgage Programs Available to help more buyers qualify.
Here are the program Highlights I mentioned for ALL BORROWERS PUTTING 20% DOWN OR MORE:

INVESTORS – If the fair market rent meets or exceeds the PITI payment, No Debt Ratio. Fair market rent is determined by the appraiser OR a current lease that does not exceed 120% of appraiser’s estimate. No limit on how many properties they can have financed.

OWNER OCCUPIED – All the programs below use the (credit score of the primary wage earner only, so you can use income from borrower with poor credit!)
– Self-employed can qualify with a Profit and Loss Only (no tax returns)
– Self-employed borrower recently changed from W2 to 1099 can qualify
-- Self-employed Bank Statement only program.
-- Can use leases instead of tax returns to qualify borrowers with rental properties. (Tax Returns often KILL approvals)
-- Can use large retirement/stock fund not being accessed as income (just divide by 84)
-- Written Employment Verification used to qualify. No paystubs or tax returns. (Inaccurate paystubs often cause BIG problems)
-- Non-warrantable Condominiums – problems with association, “Condotels”, High rises on the beach.
