What does this have to do with real estate? In a sense, Everything!

As we begin the new year, focus on improving yourself by being in a state of contentment. Sounds oxymoronic, right? Contentment is not complacency. It’s a mindset of gratitude. A place of peace.

If your goal is to be a homeowner this year, decipher what are wants versus needs that align with what you can afford. If your goal is to sell your home, think as if you’re a buyer and display your home as you would want it to be seen.

Above all else, in the words of my beloved Mother, remember who and whose you are, and live in 2024 embodying contentment!

There are many factors to buying a house, but I want to highlight a few.

1. This is very important to not be house rich and cash poor. If you have to drain your savings and emergency fund to get to the 30% mark, I would not recommend purchasing a home. When moving to a new home, you want to be sure you and your wallet are at peace.

2. This is for your primary residence. One way to establish financial stability is by living in the same home for more than 5 years. It will give you time to gain equity and potentially refinance to lower your interest rate. Living in an appreciating area is just as important as the time you are in the home to increase the probability of higher than average market value. If you plan to live somewhere less than 5 years, I would consider renting to save you money in the long term.

3. If your home is too small for your family AND you can afford it, I would consider moving to a home that better fits your needs. Just because you want a home gym or home office, does not mean it’s time to move. Consider what is a want and a need and plan from that standpoint.

4. If God told you to move, then move! If it is His will, the process will be seamless because you are letting Him lead you. People may not understand you or your decision, but the One who knows all things does understand. Proverbs 3:5-6
