The Bucyrus City Board of Zoning Appeals has scheduled a meeting for August 13, 2024 @ 4:00PM in Council Chambers on the 2nd floor of City Hall. The Board is meeting to discuss the following:
SUBJECT 1: Everett & Naomi Fortner, are the owners of the vacant lot, parcel # 080014281000, on E. Mansfield Street. The building lot is located in the Urban Neighborhood District (R3). They would like to develop the property by placing a permanent sited manufactured house on the lot. In order to develop the property with a home, the owner is seeking relief from the zoning code requirement of a minimum roof pitch of 4:12. The owner’s manufactured home comes standard with a 3:12 roof pitch.

SUBJECT 1: Area Variance for the property located at 129 W. Charles St. for the
placement of a shed.
SUBJECT 2: Area Variance for the property located at 855 Cherry Lane for the installation
of a pergola.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, 07/11/2023,
at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall. The Board is meeting to discuss
the following:
SUBJECT 1: Barbara Rigdon, owner of 150 Penn Avenue, would like to operate a home
occupation at her home. The nature of the home occupation is to create custom crafts
and display them for sale inside of her shed located adjacent to her house. Her property
is located in the Urban Neighborhood Zoning District where home occupations are a
Conditional Use and subject to the following requirements.
SUBJECT 2: Bucyrus Dental Properties is excited to announce that they have recently
acquired 403 W. Warren Street here in Bucyrus. They are committed to being good
neighbors and improving the parking congestion in the immediate area. To do this, they
plan to demolish the blighted house and garage on the property and construct a new
parking lot.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, June 13 ,
2023 at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall. The Board is meeting to
discuss the following:
SUBJECT 1: Kelli Patterson, the owner of 416 W. Oakwood Avenue would like to place
a 10’ x 20’ shed in the rear yard of her property. She would like to place the shed 5’
from the rear lot line and 4’ from the side lot line. Her property in situated in the R3,
Urban Neighborhood Residential Zoning District.
SUBJECT 2: Thomas Pfeifer, owner of 700 S. Walnut Street, is asking the Board of
Zoning Appeals permission to replace an existing fence along Center Street. The
existing fence violates the setback requirements. A privacy fence is supposed to be 20’
from the curb or street. The current fence is up against the sidewalk and is
approximately 10’ from the curb.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, May 16 ,2023 at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall. The Board is meeting to discuss the following:
SUBJECT 1: Lind Media Company is appealing a violation notice issued by the Zoning
Administrator on August 25, 2022.
SUBJECT 2: Kalvin and Barb Lewis, owners of 420 Failor Street, would like to develop the vacant property in two phases. The first phase is to construct a 40’ X 40’ post and beam style building on the vacant lot. The second phase is to add a 24’ X 24’ addition
to create 960 square feet of living area for when the time comes to downsize from their current two-story home.

The City of Bucyrus Planning Commission has scheduled a meeting to be held on Monday,
February 27 , 2022 at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall. The Board is
meeting to discuss the following:
SUBJECT: 1 Review of proposed addition to Part 11 of the Planning and Zoning code of
the City of Bucyrus Codified Ordinances: Portable shipping containers, containers,
storage containers and similar objects.

The Bucyrus Board of Zoning Appeals has scheduled a hearing to be held on Tuesday, February 21, 2022, at 4:00 pm in Council Chambers of Bucyrus City Hall, 500 S. Sandusky Avenue. Ken Long, the owner of 625 S. Spring Street, would like to construct a handicap ramp on the east side of his existing porch. The ramp would also be covered by a roof. The structure would stand approximately 9’ from the front property line and 29’ from the curb of Spring Street. This property is located within the R-2 Suburban Residential Zoning District.
There is a growing interest in keeping chickens in Bucyrus. Currently, residents are allowed to keep chickens in the backyard as long as they do not become a nuisance. We recommend that you do not keep a rooster. They disrupt the quiet enjoyment of the neighborhood and get declared a nuisance quickly.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesdays ,December
6 , 2022 at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall. The Board is meeting to
discuss the following:
SUBJECT 1: Roger Oberlander would like to reconfigure lots that he owns on Stetzer
Road. One of the remaining parcels would not have frontage on Stetzer Road. The
Board of Zoning Appeals must approve this type of lot split and reconfiguration for the
project to move forward.
SUBJECT 2: Gertis Rittenberry owns a vacant lot on Monnett Street. He would like to
place a 20’ x 40’ shipping container on the lot for his personal use as a garage. His
residence is across the alley at 1312 Willard Street; just west of the vacant lot. Because
this property is within the R-3 Urban neighborhood Residential District, Mr. Rittenberry
needs a variance from the following section of the zoning code.

The Bucyrus Planning Commission has scheduled a meeting for Monday, November 14, 2022 at 4:00 p.m. in Council Council Chambers on the 2 nd floor of City Hall.
The following item has been referred to the Planning Commission for approval:
Baker’s Pizza Sports Shack has submitted plans to renovate their parking lot on the south side of their restaurant. The proposed renovation also includes modification of the stormwater detention structure. The plans call for underground detention of the stormwater to accommodate additional parking on the surface.
The Bucyrus City Board of Zoning Appeals has scheduled a meeting for
Tuesday,11/15/2022 , 2022 at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall.
The Board is meeting to discuss the following:
SUBJECT 1: Lot split for the property located atf 603 S. Spring Street. The new lot to the
east would contain the residential house with the attached garage. The new lot to the west
would contain the 24’x32’ storage garage without a residential structure. According to the
Bucyrus Zoning Code, all newly created lots within the Suburban Residential R-2 Zoning
District are to be 9,000 square feet and have a minimum lot width of 70 feet. (BCO 1161.05)
Additionally, in the R-2 zoning district, any accessory structures on a lot with no principal
residential structure must have permission from the Board of Zoning Appeals. (BCO
1187.01)
SUBJECT 2: Continuation of the 10/11/2022 “Notice of Violation” appeal for the property
located at 1605 Marion Rd concerning Bucyrus Codified Ordinance 1189 Off-Street Parking
and Loading Requirements, 1189.03 General Requirements, part (c) Lighting.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, November
01, 2022 at 4:00 p.m. in Council Chambers on the 2 nd floor of City Hall. The Board is meeting to
discuss the following:
SUBJECT 1: The property located at 717 Rogers Street contained a nonconforming use within
the R-3, Urban Neighborhood Residential Zoning District. That use was Maple Crest Assisted
Living facility; owned by the Kings Daughters. The property is now vacant and for sale. Due to
the uniqueness of the facility, it is extremely limited in how it can be used.
The local Salvation Army has expressed an interest in relocating from their facility on
Rensselaer Street to this location. For them to use the property for their services, they need
special permission from the Board of Zoning Appeals. Therefore, the Board will hold a special
meeting to consider a substitution of a nonconforming use for another nonconforming us in
accordance with Bucyrus Codified Ordinance 1151.03.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, October 11 2022 at 4:00 p.m. in Council Chambers on the 2nd floor of City Hall. The Board is meeting to discuss the following:
SUBJECT 1: Asheley Radebaugh and Christopher Radebaugh, owners of 1605 Marion Road, have been issued a violation notice for the parking lot lights casting an abundance of light onto adjoining residential properties. This is a violation of Bucyrus Codified Ordinance 1189 Off-Street Parking and Loading Requirements, 1189.03 General Requirements, part (c) Lighting. Any lighting used to illuminate any off-street parking or loading area shall be so arranged as to reflect light away from any adjoining premises in any zoning district where residences are a permitted use.

SUBJECT 1: Pamela and Pauline Dyer, are appealing to the Board of Zoning Appeals to replace their mobile home with a new single wide mobile home. Their property is located at the dead end of Monnett Street; 1309 Monnett Street. The Bucyrus Codified Ordinance requires that new manufacture homes be placed on a permanent foundation and be at least 22 feet wide.

SUBJECT 1: James Mee, owner of 873 W. Perry Street, desires to purchase a portion of
land owned by Kelly Dennison, owner of 879 W. Perry Street. The proposed lot split
would be approximately 12.5’ from the east side of parcel number 080013965000. Mr.
Mee states that in total, his lot would be 77’ wide and would then meet the side yard
setback requirement of the R-1 Suburban Residential Zoning District. The proposed lot
split requires approval by the Board of Zoning Appeals.

The Bucyrus City Board of Zoning Appeals has scheduled a meeting for Tuesday, 2022 at 4:00 p.m. in Council Chambers on the 2nd floor of City Hall.
The Board is meeting to discuss the following:
SUBJECT 1: Mr. Trenton Rowland, the owner of 1510 Woodlawn Avenue would like to construct a new garage on his property. The proposed garage would be 40' wide by 60' deep and 25' tall from the ground to the peak of the roof line. The Bucyrus Zoning Code required that accessory structures like garages have a maximum height of 18 feet. Therefore, Mr. Rowland has made an application to the Board of Zoning Appeals for an Area Variance to the height limitation.
SUBJECT 2: John Gordon, agent for Englefield Oil Company, has applied for an area variance to the setback requirements of the General Business Zoning District. Englefield Oil Company would like to remodel the facility located at 1880 East Mansfield Street, The proposed plans include a new fueling station, convenience store, and semi-truck fueling area. The plans will not meet the setback requirement of 20' for structures and 10' for paved areas on the side and rear lot lines and the canopy will be closer than 40' to the front lot line.
SUBJECT 3: Rachael Odey, owner of 210 N. Walnut Street, would like to establish a Group Residential Facility to provide housing for those with mental illness diagnosis. This is a permitted use in any district where residences are permitted since the house is located within a General Business District, the proposed residence requires a Conditional Use determination by the Board of Zoning Appeals.
