HRI is excited to share that we received a funding commitment from the Executive Office of Housing and Livable Communities (EOHLC) Thursday afternoon for our 4 Mellen project, an adaptive reuse historic preservation and urban infill project in Cambridge! These 29 new affordable rental apartments will offer families and individuals incredible access to the many resources and amenities the Baldwin neighborhood offers. We are deeply grateful for this funding from the Commonwealth of MA as well as our earlier commitments from the Cambridge Affordable Housing Trust and the Cambridge Historical Commission.

Last week, HRI had the pleasure of having a NESEA- Northeast Sustainable Energy Association ProTour at one of our small properties that recently underwent a gut rehab after a fire in 2020.
The project team worked with ZeroEnergy Design, Alpha Smart Builders inc., and New Ecology on this ambitious energy efficient and electrification renovation of three affordable apartments. Tour attendees were interested to learn about the design decisions around the HVAC, Domestic Hot Water, and Fire Protection systems as well as the wall and flooring assemblies all of which prioritized resident comfort and sustainability by thinking through indoor air quality, low embodied carbon, interior temperature and acoustics.
We are proud to work with many NESEA professionals and are excited to share our lessons learned for future deep energy retrofits in New England.

Our latest renovation project was featured on NBC10 Climate 2023 special last night. A crew was on site at 171 Columbia St recently to interview our contractor (Alpha Smart Builders inc.) , architect (ZeroEnergy Design), and our very own Jane Carbone on the electrification process at this triple decker. This building had a fire in 2020 and required a full renovation. During this process, we partnered with Massachusetts Clean Energy Center and moved to full electrification and removed the gas heat and appliances that run on natural gas. New air source hot water heaters were installed for each unit; a sprinkler system with on-site water storage was installed; the apartments windows were improved and as a bonus of the heating change, the residents get air conditioning now!
