Lawn Dethatching is the process of removing dead dried out grass or “Thatch” from the turf. the treatment removes a majority of compacted debris settled in the voids of the turf. Promoting stronger healthier roots.

This is also a great time to amend the soil's PH level using granular lime. No matter how much you water, fertilize, or tend to your turf, it won't matter unless the PH level is adequate. Acid rain, Giant ledge deposits in the earth's crust, and neighboring properties runoff often amend soil PH levels to unsuitable levels for turf. Applying Granular Lime at least once a year will help ensure your lawns longevity.

Lawn Aeration is the process of removing plugs of soil in order to break up soil compaction, allowing oxygen and water to reach the root zone. These holes are small – only a few inches deep – and are made by simply piercing the ground, or removing small “plugs” of dirt. The treatment is key to stimulating root growth and encourages the pe*******on of air, water, and nutrients into the soil. It’s also helpful to remove and prevent thatch buildup.

We couldn’t of said it any better! More expansion joints = more longevity!

Stamped concrete can’t guarantee against cracked concrete ; while pavers do. The debate ends on with this point.

Number one reason why you should never choose stamped concrete over concrete pavingstones…yes it may be alittle more affordable but do you want a defective product ? Stamped cracks all the time…and to the right of the crack is an long hideous saw cut for expansion that is supposed to prevent cracking.. looks like it didn’t work ! 🤦‍♂️

Patio, Drive way, walk way, Deck, Artificial Turf, Outdoor Living Room, Outdoor Kitchen, Spa Hot tub & Sauna, Garden design and Install

It’s not often you get to work close to the ocean, never mind nearly inside of it.

Designer Kenneth Keegan & team set out to renovate this old dilapidated beach house landscape that had been left and forgotten for many years. The client had invested into the property with plans to work the property as a “Hotel Bed & Breakfast” after 20+ years of vacancy and wanted KnK to design a space that would allow such while withstanding the harsh salt environment and winter.

The close proximity of the 3 beach houses and the steep elevation changes presented challenges for the design team. It also provided a unique element that felt like a village of its own "A village within a village". Ken decided on the name "The Compound" as he knew the ideas would compound and for ever grow and evolve. All of Ken's ideas and designs revolved around the ocean, the rising sun, and the moon and their relation by function to the compound. The properties all developed in the early 1800s all possess their own characteristics and “vibe” that Kenny wanted to enhance and not diminish with modern material.

The planned experience of the compound involved vessels ranging from 10'- 32' in length. The functionality design also featured Electric-Bikes and Storage that would give guests of “the future hotel to be” the ability to explore the streets of the local village and the cape cod canal. Ken's main focus was to create what he calls a “Verb Arena” for our client. In his own words “It is a place where people play with their crew, their family and friends. It all starts with a good plan, none of that is by accident” With this sentiment in mind, KnK was able to design a space where families now travel from across the world to enjoy. The images shown in this video serve as examples or evidence of a “Verb Arena”.

Utilizing new and recycled material the team was able to construct multiple living and activity areas out of what was “dead space” before the project commencement. Utilizing recycled material was also a successful technique to achieve more results with less budget.

“The Sea Deck” - an outdoor open air living room deck w/ 60” outdoor tv cabinet installed into a 5 Channel outdoor surround sound system controlled via SONOS music operating system & ROKU streaming. Equipped w/ “Origin Acoustics” brand name theater speakers. The space boasts a large sectional couch, outdoor bean bags, and a coffee sitting area allowing you to accommodate your friends and family inches from the ocean and within view of the open sky and stars this movie night. Morning sun rises are also incredible at the coffee table.

“The Mermaids Tavern” -Installing an outdoor kitchen in such an application is complicated due to building codes. But designers on this project utilized pre-built units that worked PERFECTLY w/ the configuration of the space. The Mermaids Tavern is an outdoor kitchen with a 5 burner grille, hibachi style hot top, hot water sink, and a bar situated at the intersection of the compound's shared outdoor shower, paver/garden courtyard, and the “Mermaid's Tavern”. This location offers a social opportunity with the rest of the resort while still being private and close to home. Guests enjoy cool beverages from the outdoor fridge or just enjoy the open sky and ocean views while socializing w/ new friends.

“The Hot tub Spa” - This install was pretty interesting. This hot tub was found on the top floor of a tall apartment building. The landlord had informed KnK to remove the tub as he couldn’t rent it w/ the spa present. And the last tenant used a crane to get it there. W/ some clever tactics KnK zip lined the hot tub 100’ into the back of one of our trucks. KnK had to replace the main board, circulation pump, and jet pump. As well as a new cover and some cosmetic repairs but the spa project cost 1/9th of what a new one would have cost, and contains nearly all new hardware components, our client enjoyed incredible savings.
The spa is installed on top of an artificial grass mat laid over a bed of drainage rock around the entire perimeter of the house. The walkway is actually a drainage swale as well as footing for the retaining walls and house foundation. Combined they provide a dry clean area to enjoy the hot tub no matter how much water spills NO PUDDLES and NO MUD. In addition KnK had an endless hot water tank & outdoor water sprockets installed around this hot tub so fresh hot water is always available on demand. In addition the space also boasts an Origin Acoustics surround sound system controlled by SONOS as well.

To provide access to the beach and ocean KnK custom made and installed a set of azek stairs accented w/ vinyl railings drilled into the granite cap of the sea wall that was also updated and refaced by KnK as well.

The space has also been Plumbed and equipped w/ hook ups for a future Steam sauna expansion.

Patio ,Walls, Granite Steps, and driveways:
As previously mentioned the elevations were an extreme challenge considering water runoff mitigation. Utilizing concrete engineered walls allowed KnK to utilize tools like geo grid technology and interlocking blocks to install a structure that will stand the test of time. A big focus of the project was not to install the hardscape “too large” and have plenty of “green space”. The gardens at this project are designed to provide a high level of enclosure that will promote birds and other animals to live in the landscape as well. The animals will benefit from the landscape we install all while providing all seasons color and or visual interest. Using Top caps of granite was an important design element considering the salt air and high traffic and use this landscape anticipated.

Commercial Development: Our Team mobilized across new England for a dozen automobile dealership builds. Each posing a different list of obstacles and "Weird Circumstance".

Landscaping in the winter is typically "Out Of The Equation". At one project our client informed us "this install HAD TO HAPPEN. per order of conditions". Landscaping in northern NH in the dead of winter is "Interesting" enough to talk about, but our team actually did it.

Understanding the objective as follows:

😎🌲🍃🌱-Procuring fresh stock available for a mid winter install that will resist the EXTREMELY bad install conditions associated with such a project. Failure of new plants is to be expected in the best of conditions. so trying to reduce this failure rate while working in whats thought to be the worst of planting conditions.

🌹🌳🍂🌺- Be able to deliver the entire order (over a thousand pots in this one particular project). This was achieved by sourcing Penske trucks and trucking out of several suppliers across several states to fill this order. (Again in the winter.. which is thought to be "impossible")

🌞🌞🌞🌞- Be able to break ground as it is mostly frozen. and choosing a time window for install that had "warm days". Achieving this w/ LARGE crew numbers and a lot of conference time w/ Plans color coded by type of plant & or what crew member is to-do what. Prepared weeks in advance to install day.

❄️❄️🥶Amongst the weather constraints ALL of the dealerships were ACTIVE and FULLY stocked w/ brand new luxury vehicles. More often then not, vehicles parked on-top of our work area. Being able to staff such responsible organized woman & men focused on safety in such numbers was an achievement above all. On-lookers often joking "I Could not Imagine tighter working conditions for a job like this".

Navigating through what can seem like IMPOSSIBLE conditions is one of the reasons KnK has experienced such success over the years developing and project mitigating for our clients and partners. Odd circumstance requires out of the box thinking, extra effort, and immense planning to succeed. KnK is no stranger to such and invites general contractors or municipalities to share any open R.F.P opportunities.
