Have you ever thought about the fact that the imperfections of your current home and the non Pinterest worthy moments in your life now will one day be considered sentimental and nostalgic for your kids?

The creek in the floorboards and the vintage tile in the bathroom can bring back memories that remind your kids of lazy mornings at home.

That one random half wall that you'd love to tear down, but it's the place your kids play "puppet show" and perform magic tricks in their pj's.

Even the hum of your old washer and dryer and the squeaky screen door can become so etched in your kid's brain that when they hear those sounds as adults, it takes them back to that place where you raised them and gave them all of you.

Imagine this: you wake up early Saturday morning, make the kids breakfast, and get ready to go to a few showings...but then your babysitter cancels.

Maybe it's not the most ideal scenario for you, but after texting me, I reassure you they are no problem at all! In fact, I'd argue that it's sometimes even helpful to have them running around while you're looking at a home!

Truth is, buyers with kids look for things in a home that most other buyers don't. Swipe for a few examples of things my buyers with kids are looking for in homes today.

Just callin' it like I see it ⬇️

It's not location. It's not staging. It's not the condition of your home!

The one thing separates the listings that sit and the ones who go pending is the PRICE.

Whether your home is a run down shack or a waterfront mansion, pricing your home poorly will make your listing as stale as french fries found under a car seat. 🍟

So how do you price your home correctly, anyway? There are three things I consider when helping my clients choose their asking price.

Consider the comps: What are other homes like yours selling for in our market? I'm looking at more than what each home was listed for, too. I'm looking at their original list price, their actual selling price, AND how long it sat on the market. This gives me a good idea of what the market value is and what your home would likely be appraised for.

Consider the current market: What's happening in our current market? Are homes sitting for a few weeks/months before going pending? Are certain neighborhoods getting 12 offers on day one? Have the interest rates just shifted again? All of these things are important factors when determining our asking price.

Consider the condition: What condition is your home actually in? This is not a time to take things personally, by the way. There's no wrong answer. It's ok if your home is practically brand new and picturesque, and it's ok if your home is loved and lived in. It's just that, whatever condition your home is in, the price needs to reflect that.

Once we sit down together and discuss these three things, I will provide you an asking price range that reflects these considerations. Ultimately it is your choice what you want to ask for your home, but it's my job to do the homework so you can make an educated decision with confidence.

A behind the scenes look at my curb appeal punch list for sellers

*This doubles as a spring maintenance checklist so even if you're not selling, you'll wanna save this!

I've walked through thousands of houses and have quite literally seen it all.

There are always a handful of homes in rough shape, but a lot of the homes I love the most have one thing in common, even if they're completely different.

Whether it's a $110,000 house or a $699,000 house, the one thing that gets my buyers and I to say how much we love the house is if they have been well maintained!

So save or screenshot this list and have fun making your home (at least the outside of it) look loved and well maintained! Glass of lemonade and podcast in your airpods encouraged as you work 🍋 🎧

Tired of wondering what working with a lender is like? Pffft. I can help.

When I talk to future buyers, I often get the impression that they're scared to talk to a lender. So I let them in on a little secret: lenders WANT to give you a loan!

Lenders WANT to get you approved because it's what puts food on the table for them!! They aren't intimidating and they aren't judgemental. They truly want to help you!

(I happen to know a lot of *extra* great lenders, btw, if you need recommendations!)

Now that we got that cleared up, let's look at a few things lenders consider when helping you apply for a mortgage.

Credit Score: According to the Federal Reserve Bank of New York, the average credit score for mortgage applicants is 770, but they can range from 300-850!

Debt Amount: The less available credit amount you’re using, the better. Lenders can guide you on this if needed!!

Payment History: Lenders want to see that you make your payments on time!

Credit Applications: Don't continue to apply for credit once you start the process! (This is why I remind buyers not to take out a loan for a car or even appliances until AFTER closing!)

Once a lender has all this information, he or she will walk you through your options! A good lender will *never* say, "Sorry, can't help you!" But instead they will explain your options, give you tips on how to make any improvements, and continue to be a resource for you!

Wind Chimes - Hear me out. These may seem a little old school but you can find some that are actually really beautiful (I found these at Target for $50!) 🎐

Outdoor Pillows - I love these from Anthro ($68) but you could also find some great options at Target or World Market. Make your outdoor seating area more cozy (and colorful!) with fun outdoor pillows! 🛋️

Outdoor Lamp - These waterproof lamps are so cute and cozy and come in a bunch of fun colors. I found this one on Amazon for just $39! 💡

Water feature - Ok, this one is a little more than the rest ($116 on Wayfair) but it's 116% worth it. The water trickle is so peaceful and adds a level of sophistication to your space ⛲️

What does this mean? It's actually a lot less complicated than you may think!

This stat rocked me…

According to the Federal Reserve, a homeowner's net worth is a staggering 40 times greater than that of a renter.

Let's also acknowledge: Conditions have NOT been the friendliest for first time buyers.

But here’s some really good news →

1. Jerome Powell has alluded to 2 or 3 interest rate cuts in 2024
2. The average age of a first time buyer is 36
3. In our market, we’ve had luck finding options for buyers that are on par with rental prices

I had a client who was curious about her buying options. We found a home on par with her rent. It checked all the boxes for this phase of her life.

Her plan is to live there for 4-6 years and then use it as a rental and move along to her next home.

A few reasons this client chose to buy:

- Homeownership is a form of "forced savings" that will lay the groundwork for her next move.

If painting my office pink is wrong, I don’t wanna be right. 💗

Some of the most head-turning, elevated spaces in our homes have unknowingly been impacted by our favorite celebrities on the red carpet.

The idea is to give each outfit an unexpected accessory to give your look a little more "wow factor" and personality.

Referred to as the “wrong-shoe theory,” first dubbed by stylist Allison Bornstein, some of our favorite red carpet looks consist of something we didn't expect, like a random pair of shoes.

One of the easiest ways to add more interest to our homes is to add something unexpected to your space. A piece of art, a mirror, disco ball, or even a coffee table that at first glance seems a little out of place can add a little more personality and make your space more memorable.

So paint your walls pink. Put a few disco balls in a bowl on your table. Add order that piece of art you've worried would be too weird or out of place.

What's "wrong" for your home may end up looking oh, so right.
