🌟 Story Time! 🌟
A couple came to me for a mortgage loan and they were putting down a substantial down payment. One borrower had a credit score over 800, while the other had a 599. I issued a pre-qualification letter for a conventional loan, and they started their home search! 🏡
However, the husband also applied with another lender, a friend of a friend, who insisted they could never qualify for a conventional loan due to their credit scores, suggesting FHA was their only option. Another lender echoed the same advice: "FHA is your only option."
Understandably, the clients were nervous. They received conflicting information from three different lenders.
But here’s where staying up to date with the guideline changes pays off! Knowing Fannie Mae changed their guideline a few years ago, I explained that when multiple borrowers are involved, their credit scores are averaged to determine eligibility.
After reassuring them, we sent their loan to the underwriter and got their conventional loan approval! They closed on their new home a few weeks ago. 🎉
(Good thing they didn’t listen to those other lenders—it saved them over $19,000 in FHA fees over 11 years! 💰)

According to Rocket Mortgage, you can get a great deal if you’re willing to sit tight on buying a home until the end of the summer. The market is full of battle-ready buyers in the early part of the season.
Expect to come in with a strong offer and not just on price. Sellers want to go with a buyer who is serious and can close the deal!
Additional, in most areas, the market slows down a bit as it gets closer to August. Late August traditionally gives you a great opportunity to find deals, because sellers slash prices even further.
