After the fastest rise in mortgage rates for any 4-month period since 1981, some of the hottest markets across the US are seeing a steep cooling effect. According to recent stats, realtors across the nation are starting to see price cuts on homes for the first time since 2019 as buyers face affordability challenges posed by the increase in rates.

What does this mean for the current and future homeowner?
For those who are still well qualified, this softening in house prices can present a massive opportunity for many buyers!
Current homeowners can still benefit from selling at all these times but no longer hold all the power and will need to be more flexible on timing, pricing, and contingencies to stay competitive and desirable.

On Friday, April 15th, 2022, the average APR on a 30-year fixed-rate mortgage rose 11 basis points to 5.198%. The average APR on a 15-year fixed-rate mortgage rose 6 basis points to 4.331% and the average APR for a 5-year adjustable-rate mortgage (ARM) rose 4 basis points to 3.501%, according to rates provided by Zillow. The 30-year fixed-rate mortgage is 15 basis points higher than one week ago and 230 basis points higher than one year ago.

A basis point is one one-hundredth of one percent. Rates are expressed as an annual percentage rate or APR.
