Limestone cladding has properties which allow it to breath thereby keeping the exterior warm in winter and cooler in summer. It is also of nature so no chemical additives and no releases into the atmosphere. It also requires little or no maintenance other than an occasional washing with mild soap. Limestone cladding is a favorite sustainable material for our architecture firm.

Glass is an excellent sustainable material for building. Glass can be recycled indefinitely and typically is fabricated within 100 miles of the ultimate installation.

What happens when an gets a ? He designs and builds a custom grill island!

The island will support an extra large grill and provide storage for charcoal and grilling accessories.

Swipe left ➡️ to see the foundation framing for the unit. 4x4 cedar posts were set in concrete 18” blow the surface with framing cantilevered on all 4 sides. This will make the island appear floating.

➡️Secondary framing for the base is laid over the foundation framing and mechanically fastened with deck screws.

➡️Plywood deck is attached after this which will support the main enclosure.

➡️2x4 wood stud balloon framing is attached as the backup for the main island enclosure.

➡️5/8” plywood is attached to the framing members. This will be the secondary skin for a rainscreen system.

➡️Aluminum strips are applied to cover the joints and black asphalt emulsion is painted onto the plywood enclosure. This provides a waterproof barrier.

Often times upgrading the lighting in an adaptive reuse project can save money in big ways. Energy efficient lighting, lighting controls and making use of natural daylighting are all strategies we use in our adaptive reuse projects.

In our Twin Hills Office Park project the detail of the structure supporting interconnected utilities and lighting creates an eye catching feature. There are lights atop the structure that illuminate the upper soffit with light.

As an , we use materials and windows and doors to collect and direct light to key areas like we did in this entryway of this office design.

This modern one story office / showroom is in close proximity of the Dallas Love Field Airport. The project is aimed for LEED Certification.

Adaptive reuse projects are expected to grow even more in 2022. At EBSA, we have been designing adaptive reuse projects long before it became a trend.

This project for example was a conversion of a regional US Post Office into a day care center. The finished result fit well into the newly created mixed use areas surrounding UT Southwestern hospital in Dallas, Texas.

With the pandemic continuing to impact hospitality companies, many are taking advantage of the lower occupancy and less in person events to renovate or update their facilities.

We are currently working with a hotel to completely remodel their lighting and audio visual systems in their meeting rooms and ballrooms.

We are eliminating an outdated lighting system and upgrading everything with energy efficient and smart automation systems. It has been a much needed update for this hotel property and now is a perfect time to get it accomplished.

In this adaptive reuse project at Knox place, we took a 1960's era office building and renovated it to add creative office spaces to the three levels and an efficient skin with a modern aesthetic.

Let’s talk about lighting- when approaching architectural lighting design, our team considers function, energy efficiency and visual design. In this condo renovation, all lighting is minimized by using dimmable LED down lights installed as part of the drywall ceiling system.

Recently, The Dallas Morning News wrote an article titled, "Dallas-Fort Worth commercial construction surge underway to close out the year.”

Nonresidential building starts in the D-FW area were up 60% last month from November 2020 levels, according to the latest survey from Dodge Data & Analytics. Residential building starts were down 19% from a year ago.

This is excellent news for Dallas and the businesses all around.
