A few weeks ago, I had the opportunity to speak to the amazing women of Chicken N Pickle as part of Women’s History Month. It was such an honor to spend time with these ladies and to share my perspective on leadership. SOLD! I am happy to share that a couple of days ago, my seller closed on this beautiful property and moved onto new adventures in Washington state. This property was under contract in less than 48 hours after listing it. The seller was in a multiple offer situation, and accepted the best offer for her-which was considerably higher than asking. People want to be in the power position until they know what it takes to be in it.
What is a loan assumption?
Recently, I have encountered a number of agents who have never done a loan assumption. I believe we will see these options becoming more and more common in higher interest rate environments and while folks have loans that offer an interest rate we may not realize again in our lifetime.
The quick and dirty explanation of a loan assumption is that when a seller is selling a property, if they have a loan that is “assumable” then the buyer can assume the current loan that the seller has at the interest rate that the seller has. This would mean that the buyer only has to finance (or bring cash) to make up the difference between the loan and the sales price; meaning, only financing a portion of the loan at the current market rate. There are some disadvantages of this approach such as the length of time an assumption can take is generally longer than a typical closing timeline and the seller loses the benefit of utilizing some of their benefits if the buyer is assuming those benefits. However, it can really be a strategy to help make your property stand out and to help the property sell more quickly. Have questions about a loan assumption? Comment below!
