Here's a sneak peak of a project we are working on. Its a mix of one and two bedroom homes with a central courtyard. We are still exploring whether the City will approve it or something like it, but it looks promising.

We wanted to let you know we have changed our page name to 3V Development. We have created a non-profit to separate our business activities from our community focused activities. We had started planning lots of events to bring community together but had to postpone much of that due to Covid-19, and so will let you know where to look, once we get that up and running.

We are excited for our new intern, Tommie Davis. She’s a neighbor and future Lady Builder and Developer! She’s working towards her contractors license. Her main project will be on her own property - she’ll be building experience, equity capital, and her neighborhood - a triple win. Oh and she’ll be building a couple of small cottages for sale on her property on S Washington St!

We love the way this green roof has blossomed a year after it was installed on one of our 9th St homes. This was Ozark Green Roofs first green roof ever installed, and now they are installing the green roof at the Fayetteville Public Library!!!!! Way to Go Lee Peaslee !!! We had a lot of big plans for 2020! We were helping organize monthly block parties with food trucks, creating a permanent yoga and movement space, designing some more future commercial spaces and a number of homes and housing units in the neighborhood. Alas Coronavirus has thwarted much of the community building efforts we had planned, but it has given us the chance to organize and re-organize. Thankfully we have been very lucky that we have been able to keep building the residential homes we started. Here’s one of the cottages we just finished on College (minus landscaping) and already have a wonderful new neighbor living there! We are in the works designing more, so stay tuned!

Please join us for Friday Nights at the Shop to celebrate The Day of the Dead, November 1st from 5:30 to 6:30 pm.

We will have a traditional alter (ofrenda) with hot chocolate (atole), sweet bread (pan de mu**to), and tamales. Zuppa Zuppa will also be open for warm soup.

We encourage you to add to the ofrenda by bringing traditional items, such as marigolds, votive candles, skulls, and/or photographs of loved ones you have lost. The ofrenda will remain outside the Spring Shop Studios from November 1st to November 3rd. (Please label all items you wish to leave on the ofrenda, and we will return them.)

Help us find some great new neighbors!
We built the Next Generation Townhomes on South College with the understanding of the changing demographics and the need for housing alternatives that are different from the conventional 3 Br/2 Ba and 4 Br/3 ba homes that are being built in subdivisions all across the region. Our homes, right across the street from Walker Park and Razorback Greenway and very close to downtown, were built with a 2-story 3 bedrooms and 2.5 baths in the front of the house, and a 1-story 1-bedroom 1-bath private guest suite attached to the back of the house.
The main home features 10' ceilings, lots of natural light, a large covered front porch for extended outdoor living. There is a garden "green roof" over this front porch - one of the first residential green roofs in Arkansas - (the first one was the one we did with Ozark Green Roofs around the corner). The home was built with 2x6" framing and insulated with spray foam so it is very well insulated to keep your energy bills down, and also quiet to the outdoor street. The guest suite has its own private entrance and covered porch, a full kitchen, its own HVAC system and washer/dryer hookup, and a peaceful elevated deck. The lockout suite is attached to the main house for easy (but locked) access.
This arrangement provides a wide range of flexibility. It allows for the possibility of a young family, possibly with a baby or young children to have a back unit where they could have an in-law or nanny come and live next to them to help take care of the young children. Alternatively, they could rent out the guest suite, or AirBnB it for extra-income to help pay down the mortgage. As the family grows and has more need for space, it can expand into the back suite and have kids live upstairs in the front of the house.
As a family’s children get older and want some independence, the parents could live in front and have their college-age child live in the back. Alternatively as a family matured, they might need to take care of their aging parent, which they can access the back unit without steps from the main house. This proximity makes it easy for families to take care of each other.
In another scenario, if the family lived outside of Fayetteville, but had a student at UofA, their student could live with roommates in the front house, and the parents would have a place to stay in the guest suite and AirBnB the the suite when they are not in town, both saving money on hotel fees, and earning money from AirBnB.
This home, with a separate entrance could even function well as a home office, where you would have all of the amenities of an office and home, without the need to commute, or pay for additional office space.
This is a very vibrant neighborhood that has all sorts of things going on - events at the Spring Shop Studios & Amplified Tiny House, food at Zuppa Zuppa Soup Kitchen food truck, Yoga once a week a few doors down at Artists Lab Theatre, Crisis Brewing Company just a couple blocks to the north. Reagan Family Farm where you can pick pumpkins, strawberries and blueberries a few blocks to the east. Numerous great restaurants abound, including Woodstone Pizza, Mr. Taco Loco, Farmers Table, Thep Thai, and so many more. Across the street is Walker Park - with a disc golf course, a community garden, soccer, basketball, tennis and pickleball courts, and a splash pad. Also across the street is the Fayetteville Senior Activity Center. On the west side of the park is the Razorback Greenway which will take you south to Mt Kessler with hiking and biking trails, and north Downtown, where you have the Cultural Arts corridor, the Public Library expansion, the new Theatre Squared Building, UofA and all of the other buildings restaurants and shops on Dickson St.

Our Story

Gina and Z only intended to stay in Fayetteville for 5 years, but they have now made it a home. Their family has grown to love Fayetteville’s sense of community, openness, and vitality.

Z grew up in Boston; Gina, El Dorado. They met in Boston during college and have lived in New York, New Orleans, and several cities in California. Gina and Z hope to preserve Fayetteville’s sense of small town character, while at the same time, bring ideas that work well from larger cities around the world.

Gina and Z also feel strongly that interaction and engagement with others of all backgrounds is the only way to make a stronger community that has the potential to benefit everyone, not just those with higher means or stronger voices.

These beliefs have been influenced by Gina and Z’s educational and work experience over the last 20 years. Gina and Z both have degrees in Economics (Gina from Wellesley College; Z from Stanford). Both worked in the finance industry in New York City after graduation. Gina was downtown during the September 11th tragedy, and this event pushed Gina and Z towards careers with a more healthy balance of social, environmental, and economic interests.

Gina and Z moved to California where they eventually went on to pursue Masters degrees at the University of California - Berkeley. Gina earned a Master’s in Public Policy and worked for UC Berkeley’s Institute for Labor and Employment. Z earned a Master’s in Urban Planning with an emphasis on Environmental Planning.

After graduate school, Gina and Z moved to New Orleans where Gina worked as a policy analyst on behalf of low-income survivors of Hurricane Katrina. Z worked on the planning and redevelopment of 9th Ward in New Orleans and on infrastructure redevelopment across the Gulf Coast.

The two moved to Fayetteville, where Gina’s family is close by, to start their own family. Z currently serves as on the City of Fayetteville Planning Commission. He has been a board member with Partners For Better Housing, a non-profit that is building a mixed income development in South Fayetteville. He is also a licensed contractor and a licensed realtor with Better Homes & Gardens Real Estate - Journey. Gina serves as Treasurer of Friends of YRCC, a neighborhood non-profit that supports programming at the Yvonne Richardson Community Center.

Gina and Z work every day to develop creative spaces for people to live, work, grow, and play in South Fayetteville.
