I was able to negotiate all closing cost plus a lovely stainless steel refrigerator. We had some hiccups with the home inspection process, but hiring a real estate professional and a third party inspector gives you leverage with the builder to rectify all deficiencies. As a sign of good faith the builder extended their warranty to five years as opposed to one.

I’ve been nurturing a relationship with a potential seller client that I met at Discount Tires six months ago. We shared many things in common, including the aviation industry. He is a pilot for another airline but we are always united by wings.

Earlier this week he reached out for my assistance in contesting his 2024 Notice of Appraised Value.
Yesterday, he text me back after leaving the tax office with the following reply. It felt so good to help and showed the true value of being a real estate advisor. We are advocates before, during and after the transaction. So excited to advocate for our active duty service members. The VA loan product is an entitlement for those who serve and risk their lives for our freedoms. Another great benefit of the VA loan is the ability to walk away from a transaction if the value assign to the home is less than what the contract price is. This was my first transaction where it was declared TIDEWATER. It was a long 48 hours, but it gave me clarity on what steps are needed to substantiate list price. At that point, the seller can accept the lower value, or return the buyer deposit and put the home back on the market. We are happy the seller accepted the $9,000 reduction and my client was able to close on a beautiful new construction property.

Flashback Friday: Black History Month Edition/ Family Reunion 2023 Edition

A year ago this month I was able to curate the most awesome experience with a few of my Keller Williams Sports + Entertainment Colleagues. Our mission is to allow athletes and entertainers to focus on what makes them Elite, while we specialize in helping them navigate the world of real estate.
