Instead of offering $390K on a $400K home, consider proposing the full price but request $10K back for a concession for buying down your rate. This could lower your monthly payments significantlyβby about $150-$200/mo. Plus, this can save you a substantial amount over the lifetime of the loan in interest.

1οΈβ£ Myth: You need a huge income to get a mortgage. Not true! We look at your "debt to income" ratio. If you have little debt, you may qualify for more than you think! FHA loans can go up to a 55% debt ratio, and recently we had a VA buyer qualify up to a 62% debt ratio!
2οΈβ£ Myth: You must have a job in order to buy a home. Actually, not true! If you have an offer letter for a new job, we can use the future income to qualify. Yes, we can close your loan without a paycheck! (as long as the new job starts within 60 days of closing)
3οΈβ£ Myth: Once you get a mortgage, youβre stuck with it forever. Nope, none of our loan programs have pre-payment penalties. Meaning you can refinance (lower the rate, change the term, take cash out, change the loan program) or pay off your mortgage anytime!

Homes remained on the market for a shorter period in April, with the 26-day average down from 33 days in March. Plus, 27% of homes sold above list price. These factors both signal that demand and competition remain during this spring buying season, even in the face of elevated rates.
Inventory also saw a boost, as the 1.21 million homes available for sale at the end of April were up 9% from March and 16.3% from a year earlier. While this remains below healthy levels at just a 3.5 monthsβ supply at the current sales pace, rising inventory is certainly a step in the right direction to help improve ongoing tight supply.

When you pay points, youβre paying to lower your interest rate. Just like this:
βοΈ Buying 1 point cuts your rate by 0.25% - .375% (on average)
βοΈ And each point costs you 1% of your total loan amount.
Let me give you an example: Instead of offering, say, $390K on a $400K home, consider proposing the full price but request $10K back for a concession for buying down your rate. If you go for 2.5 points, using the seller's concession of $10,000, check out the benefits to you:
βοΈ Your interest rate drops from 7% to 6.375%.
βοΈ This change reduces your monthly P&I payment from $2,528 down to $2,370
This assumes putting 5% down & doesnβt include taxes and insurance, but youβre still saving about $158/month! And paid by the seller!
