A homeowner's deed is a vital document for several reasons:
👉Proof of Ownership: The deed is the legal document that proves you own the property. It establishes a clear chain of title, tracing ownership history back to the original land grant.
👉Selling the Property: When selling your home, you'll need the deed to transfer ownership to the buyer. Their attorney will likely want to see the original deed to verify everything is in order.
👉Taking Out a Loan: If you want to take out a home equity loan or line of credit, the lender may require a copy of your deed as part of the application process.
👉Resolving Ownership Disputes: In rare cases, property ownership can be challenged. Having your deed readily available can be crucial for providing evidence in such situations.
While the deed itself isn't always mandatory (as ownership is recorded publicly), it's a good idea to have a copy for your own ease and security.
