1. Fees/commissions have always been negotiable. They just can’t be mentioned in the MLS at all. Seller's and agent can still chose to offer cooperative compensation.
2. There is always a cost to using the market.
3. For sale by owner (fsbo) has always been a choice.
4. Choosing to hire a professional or not has always been an option.
5. Buyer representation contracts are now mandatory prior to viewing/touring a home. No exceptions. The written agreement stipulates fee for services and where that fee comes from. Whether the seller still offers it or the buyer comes out of pocket for it or it’s negotiated in a purchase offer.
