A few weeks ago, I looked at existing home sales on a per person basis. It’s a simple idea: if your population is growing, you should have more homes changing hands, all else being equal. Well, we sold 4.1 million existing homes in 2023, about the same as we did in 2008. That’s already a crazy low figure (the pre-COVID average was 5.2 million). But when you add in the fact that the US population has grown by 40 million over the same time, it gets ridiculous! Just bringing you a little Monday update. Have a great week everyone!

There's Pro's and Con's to every market. For those of you that are able to Buy now, you do have an advantage. Yes, the buyers market has slowed down due to interest rates, but, there are great deals out there if you patient (and if you work with the right agent... wink)! There are more homes with less offers which gives the Buyer an advantage. Below are some benefits of BUYING during the Fall & heading into the holidays. In fact, if you're willing to move during the Holidays, sometimes you might be able to get an even better deal because even less people tend to look over the holidays.
Eventually the market will level out. It's not a question of "if" it will level out.... the questions is WHEN!? And when that does happen home owners plan to refinance.
Also, there are many options with the new builders with getting EXTRA incentives, closing costs and lower interest rates. So, if you are thing about Buying, now might be a good time. Today, Oliver and I volunteered with my favorite title company, Roc Title, at a local animal shelter. I love seeing that these dogs were really well taken care of. So many dogs need good Homes! I’m going to introduce you to a few just in case you’re looking for a new addition. We fell in love all of them!!
1st meet “Boss”. Oliver fell in love with him immediately. He’s about 5 years old, most likely mixed with Jack Russell, dachshund, and Chihuahua. He was a strong little guy, you could definitely see the Jack Russell in him when he started jumping around. So sweet. He was living on the streets when he was found. And there was a puppy that they believe attached himself to Boss. When they were picked up, the puppy was quickly adopted, and boss got very depressed. A couple of the people who worked at the shelter, took Boss home for the weekend, and they fell in love with him, but when they had to take him back to the shelter during the week, he got very depressed again. He just needs a good forever home with lots of love and snuggles. As you can see, he’s good with kids, and he’s good with most other dogs as well.
