How Will The Raiders Affect Your Real Estate Investments?

It means that right now is the time to invest in Residential Real Estate. If you’re currently renting you’ll want to start thinking of buying within the next year – because an influx of 65,000 fans are expected to be in Las Vegas for the 2020 stadium opening – and a more competitive market leads to more competitive prices.

Moving to a new state? Within the next year & 1/2 will be the time to sell for the highest price per square foot. If you’re a Raiders fan – don’t wait till 2020 to purchase a condo or home- prices WILL go up with the completion of the stadium.

How does The Raiders affect the Real Estate Market?

Football games are on Sunday, Thursday & Monday and a few dispersed games on Saturday. Las Vegas is an easily reached destination. Vegas is only a 4-5 hour drive from LA, and flight prices range anywhere from $95-$150 (they’ll likely go up during season.) But really quick; let’s go back to the PSL license – “A PSL does not just grant you the right to purchase tickets — it obligates you to buy season seats every year…. A season ticket package requires purchase of two preseason games, eight regular-season games and any potential conference playoff games (LVS.) ”

Long story short – fans who have invested big $$$$ on a ticket, will be driving, flying, maybe even taking the bus down to Las Vegas in order to make the games they’ve paid for… and they’re going to need a place to stay. Las Vegas is a city of casinos and hotels – but that doesn’t mean every fan traveling down is interested in staying on the strip, and with an influx of fans into the city – they might not be able to afford, or are not interested in expensive Hotel & Casino rates plus rental cars, parking costs and the variety of other resort fee’s Vegas has recently become infamous for. A majority of Fans will likely be looking to AirBnB or rent homes over the football season, and we can expect major fans to invest in the housing market because per their PSL contract – they’re locked in.

Purchasing new home construction is usually more complicated and intimidating than buying a resale home. It is important with a new-home purchase that a buyer hire a real estate agent to represent them in this process. A buyer also needs to have a real estate agent who represents them and looks after their best interests. This ensures that you will ask the right questions and seek the right information.

Not all builders are the same, so here's what I can do to help you with buying new construction:

1. Negotiating extras: Want upgraded counters or appliances in that new home? I can help you with all those extra perks, amenities, and upgrades.

2. Right Community: Help you find the house and community that fits your circumstances and interests, including costs, commute time, schools, price, features and things you want to avoid, which can save time and heartache.

3. Recommending financing: A builder typically will have a “preferred” lender which they will try to steer you to, but as your real estate agent, I can help make sure that you’re getting the mortgage that works best for your situation. Shopping around is always wise, and you don’t want the builder’s agent pressuring you into using their suggested professional unless it’s right for you.

4. Overseeing a home inspection: Tempted to forgo a home inspection in new construction? Don’t do it, the number and severity of new-home defects often rival resale home problems. The builder’s agent is unlikely to push for or offer up an inspection, so it’s up to you and Me, your real estate agent, to make it happen.

5. Walk-Through’s: Add an experienced eye during the walk-through so things that are unfinished or not done right are corrected before the move-in.

6. Mediate issues: It doesn’t hurt to have someone on your side who knows the builder and vice-versa if problems arise.
