🐔Happy ! This post doesn't contain a but I wanted to share a picture of this cute little egg stand I saw on my walks while I was in Pleasant View Utah. If you know anything about Utah, you know that canals are a big part of water management in the state. This egg stand was on a dirt service road that runs along one of the canals. The road, which is used almost exclusively by cyclists and walkers/runners is in a semi-rural area that still contains cows, horses, and chickens.

I walked past this spot several times during my 10 days in Utah and never saw any eggs for sale, but I thought it was cute! 😍

🏡❤️🏡Contract activity in the DMV was down by 5% compared to the same period last year. The DC market is clearly driving the overall decline.

🏡Overall it appears that buyers are continuing to wait for interest rates to decline and sellers are waiting as well because many don't want to take on higher rates with a new mortgage.

🏡Watch for the market to heat up when rates dip below 6.5%--the expectation is that will happen early next year.

🏡❤️🏡 I love my neighborhood and always track the listings near me. It’s been a few weeks since I’ve been able to post, but clearly we’re in the depths of summer—homes are moving quickly, but we don’t have a ton of inventory.

🏡 Almost all the homes that are under contract or sold recently were on the market for less than a week. Everything that is decently priced is selling quickly and of the sold properties almost all sell at or above list price.

🏡 However, some of these homes are sitting for a LONG time, making it clear that even in this market, pricing your home right the first time is the best strategy. 💫

🏡❤️🏡 If you’re looking in the area right now, pickings are pretty slim. We have just 4 properties on the market and they’ve all been on for at least 3 weeks, which means……they’re overpriced and will almost certainly need to drop their price in order to sell. Let’s keep an eye on them and see what happens! 👀

🏡Contract activity was down 10% compared to last week.

🏡Overall prices continue to rise despite higher interest rates. The exception is Washington, DC where prices are flat.

🏡Homes priced below $750,000 have year-to-date contract activity that is off by 9% compared to last year. Homes priced above $750,000 have INCREASED contract activity compared to last year with an 8% increase in sales.
