Mortgage Monday - defining "Down Payment".

🟣 Definition: An upfront payment made by the buyer towards the purchase of a property or asset. It represents a portion of the total purchase price and is typically paid in cash or through a combination of cash and financing.

🟣 Real Estate: Commonly required by lenders when obtaining a mortgage loan. It is usually a percentage of the property's purchase price. The remaining balance is financed through a mortgage loan.

🟣 Percentage Requirement: The down payment amount required can vary depending on several factors, including the type of mortgage loan, the borrower's creditworthiness, and the lender's requirements. There is often a misconception about how much of a down payment you have to have to purchase a home!! In many cases, borrowers might be able to qualify with just 3-5% down.

🟣 Loan-to-Value Ratio (LTV): The down payment is closely linked to the loan-to-value ratio (LTV). LTV represents the ratio of the mortgage loan amount to the appraised value or purchase price of the property.

🟣 Impact on Mortgage Terms: The size of the down payment can have implications for the mortgage terms. A larger down payment typically leads to a lower LTV ratio, which can result in more favorable loan terms, such as lower interest rates, reduced private mortgage insurance (PMI) requirements, and potentially increased borrowing power.

Once you're under contract on a home, our team then orders an appraisal on your soon-to-be home! 🏡 WHY are appraisals important?
